Koelbel and Co. and Trailbreak Partners have completed the redevelopment of the Kuhlman Building on the former St. Anthony Central Hospital campus into 49 affordable housing units.

Sienna Sloans Lake at 4015 16th St. has three studio apartments, 37 one-bedroom units and nine two-bedroom units that are available to households earning up to 60% of area median income.

“Adding affordable housing and commercial uses to Sloans will enhance the legacy of the site and strengthen connections to the park and the existing neighborhood,” Koelbel and Co. Vice President Carl Koelbel said. “Adaptively reusing the Kuhlman Building with a community-focused use will ensure that the legacy of the neighborhood is preserved even as redevelopment occurs.”

Koelbel and Trailbreak also are working on the redevelopment of the rest of Block 3 on the campus, which will include 27 market-rate row houses; 5,800 SF of retail in the old Kuhlman Building gymnasium; a 2,200 SF retail building at the corner of 17th and Perry streets; 60 parking spaces serving both Sienna Sloans Lake and the retail; a 4,300 SF public plaza; and a public art piece from local artist Michael Clapper.

The project was funded through a combination of developer equity, low-income housing tax credits, tax increment financing from the Denver Urban Renewal Authority and a performance loan from the Denver Office of Economic Development.

“The ability to preserve a historic building, provide affordable housing and deliver new amenities to the community are key goals of the area’s urban redevelopment plan,” DURA Executive Director Tracy Huggins said.
