The Six Office Projects You Should Watch In 2018

The Dallas office market has enjoyed some great years. Since 2010, Dallas-Fort Worth has added 750,000 jobs. They have fueled huge absorption numbers and kept vacancies low despite continued deliveries.

“There’s a good balance between supply and demand … Dallas is becoming a more mature market where there are some barriers to development,” JLL Managing Director Steve Thelen said.

It looks like 2018 will be another good year for the office market, and the pipeline is strong. Here are six of the top DFW office projects set to deliver.

1. Frisco Station, 5.5M SF

The massive mixed-use development has three separate office complexes totaling 5.5M SF coming soon called The Towers, The Campus and The Offices. Each complex caters to a different tenant profile: build-to-suit, corporate HQ and creative/entrepreneurial, respectively. This project tops the list by far and adds to the already white-hot Far North Dallas market.

Set to deliver Q1 2018, these new deliveries fall within a mixed-use development stuffed with the amenities employers crave to retain their employees. The project has food options galore, a 25K SF fitness center and lots of green space including a one-mile hike and bike trail.

3. PwC Tower at Park District, 500K SF

Including 20 stories of Class-A office space totaling 500K SF in Uptown and 400K SF of retail and residences, PwC Tower at Park District is set to deliver all 900K SF between Q1 and Q2 of 2018.

4. The Union, 417K SF

Perched on the intersection of Field Street and Cedar Springs Road, The Union has access to some of the most attractive areas in the metro — Uptown, West End, Harwood and Victory Park. A 60K SF Tom Thumb grocery store is slated to take up occupancy in the mixed-use development, along with 309 units of multifamily abodes, rounding out the live-work-play trifecta.

5. Hall Park, 3201 Dallas Parkway, 300K SF

The 17th building at Hall Park in Frisco will clock in at 300K SF and 12 stories, making it the tallest office building in Frisco. It is to deliver in January, adding to the existing 16 buildings and bringing the total office space in Hall Park up to 2.5M SF.

6. 1900 Pearl, 260K SF

The Arts District is on its way to a fierce 2017. In the last days of 2016, law firm Baker McKenzie inked a 50k SF lease at 1900 Pearl. The firm will relocate 65 lawyers and staff from Trammell Crow Center at 2001 Ross Ave just a block away from 1900 Pearl.

The 25-story building overlooking Klyde Warren Park claims its 360-degree views are guaranteed for life. Walkability and fitness amenities including a yoga studio and a full basketball court are a few of the notable features of 1900 Pearl.

CORRECTION, DEC. 21, 2:45 P.M. CT: A previous version of this article misstated PwC Tower at Park District's name and said it was located in the Arts District. PwC Tower is in Uptown.
