PwC Inks 200k SF Lease In Uptown Tower

Placeholder

Trammell Crow & MetLife nabbed PwC as anchor tenant for the 20-story Park District Tower, which features 502k SF of Class-A office space and 9k SF of ground-floor retail. The tower will have four levels of below-grade parking to preserve sightlines to Klyde Warren Park. In addition to the office tower, Park District includes a 34-story, 253-unit luxury residential tower with 13k SF of retail space built by TCC’s residential subsidiary, High Street Residential. The two towers will be connected via a plaza designed by the Office of James Burnett, the landscape architecture firm that designed Klyde Warren Park.

PwC will occupy floors 12 to 19. Construction begins early this year, wrapping in Q4 2017. All together, Park District (one of five Uptown projects we had our eye on last year) is a 916k SF mixed-use project on a three-acre parcel between Pearl Street, Olive Street and Klyde Warren Park. HKS Architects is designing the project. CBRE’s Dennis Barnes, Celeste Fowden and Clay Gilbert repped Trammell Crow Co and MetLife. CBRE’s Phil Puckett, Tim Dempsey (NY office) and Amy DeAngelis (Sacramento) repped PwC.

Downtown Dallas Inc EVP Kourtny Garrett says as the traditional Uptown and Downtown submarkets evolve into a cooperative ecosystem—in large part due to the success of Klyde Warren Park—retaining PwC in Dallas’ urban center is a win for the greater Downtown area. (Kourtny will be speaking at Bisnow's State of the Market on Jan. 19. You can be there, too.)
