Another industrial development is breaking ground in North Texas next month to keep up with growing demand for logistics space in Dallas-Fort Worth.

Investment firm Urban Logistics Realty purchased 22 acres on the northwest corner of Pipeline Road and Industrial Boulevard in Euless to build out a 367K SF, three-building project known as Urban District 183.

The development will be on the former site of the Cooper's Driving Range off Highway 183 and will comprise a 100K SF rear-load building, a 191K SF front-load building and a 75K SF side-load building, according to ULR.

The announcement comes on the heels of ULR creating a 1M SF industrial park known as Urban District 30 in Mesquite. That five-building project ended up 40% pre-leased before delivery.

"We found a unique opportunity with this site in the ability to convert a golf range into a state-of-the-art corporate campus," Urban Logistics' Jason Nunley said in a public statement. "It is becoming harder and harder to find vacant land sites in DFW so we are having to get creative. UD-183 will provide a much-needed option as infill locations are seeing an unprecedented demand in the Dallas area. Its location in the middle of the metroplex, within the mid-cities, strategically places the development between DFW Airport, Great Southwest and Fort Worth submarkets."

Industrial developers around the country are taking the same tact in the hunt for creative solutions to a dearth of land and are buying up former golf courses in droves to build warehouses, but many have found it difficult to usher the projects to groundbreaking.

ULR's Jason Nunley will oversee the development of the Euless project along with Adam Herrin and Drew Feagin. Stream's Luke Davis, Forrest Cook and Charles Brewer will provide leasing and marketing assistance.
