Southwest Austin To Get 55k SF Office Building

Austin-based JTM Development will break ground next week on Walsh Tarlton Overlook, a high-end 55,000 square foot office building in Southwest Austin. Located just north of Capital of Texas Highway (Loop 360) and west of the Barton Creek Square Mall, the three-story building is designed to tier down the hillside at 2530 Walsh Tarlton Lane and offer expansive West Austin views from every floor.

JTM Development will break ground next week on a 55k SF, three-story office project just north of Loop 360, the second of two office projects under construction in Southwest Austin.

The project, Walsh Tarlton Overlook, will open in 2017. The project, featuring limestone, marble and walnut finishes, is designed by Sixthriver Architects. A five-floor, 220-space garage built beneath the building will save tenants many headaches caused by parking woes.

"The project overlooks the Barton Creek Greenbelt, and it’s designed to maximize the beautiful hilltop view of West Austin from every floor," JTM Development founder Tom Mercer tells us. Tom also tells us he expects proximity to Barton Creek Square Mall's 1.4M SF of retail will be one of the building's most popular amenities.

The Burt Group is the general contractor on the project. TBG Group designed the landscaping.

JTM Development partnered with Cypress Real Estate Advisors, which has owned the 16-acre site since 2007. Cypress received approval from the City of Austin to rezone the property for mixed-use development in 2011.
