Paper Materials Company Moving Global Headquarters To Alpharetta

The merger of two specialty paper-making companies has spurred the creation of a new global headquarters in Alpharetta.

Neenah and Schweitzer-Mauduit International merged over the summer, forming Mativ Holdings Inc., which has leased 35K SF at 100 Kimball Place. The building is one of North Fulton County's newest generation of office buildings marketed with collaborative open spaces and within walkable distance to Avalon.

The move has the newly formed $3B materials company combining its 150-employee workforce from two separate buildings in North Fulton, 100 North Point Center and 3460 Preston Ridge Road. Mativ is expected to move into 100 Kimball by the second quarter of next year.

“The move will enable the company to further enhance its employee experience, innovation and customer support,” Mativ CEO Julie Schertell said in a release. “As we bring together two strong workforces into this new global leader in specialty materials, we are creating a dynamic and collaborative space that provides an attractive and inspiring place for our employees.”

Greenstone Properties developed the six-story, 128K SF building and delivered it in August 2021 as part of its larger Parkway 400 mixed-use campus in a joint venture with real estate investment firm FCP. Greenstone also developed the EVEN hotel next door as part of the campus, and plans 400K SF of additional office across two future buildings.

Mativ's deal is the anchor lease at 100 Kimball and includes signage at the top of the building. Capital Real Estate Group President Bennett Gottlieb and Senior Vice President Ben Woodall brokered the deal for Mativ. Greenstone partner Chris Scott worked on the deal for the landlord.

Scott said 100 Kimball is now 41% leased, including to tenants sleep health firm Nox Health and headhunting firm CarterBaldwin Executive Search. But Scott said Greenstone has enough deals in the works to fill the building as companies eye amenity-driven offices in the suburbs.

“Everybody who calls me tells me they want their folks back in the office walkable to amenities. [Kimball] is a four-minute walk to Whole Foods and Chick-fil-A," Scott said. "If they want to be in that Avalon District, we're the only game in town. I'll be real surprised if I'm not close to 100% [leased] by the end of the year.”
