1001 Perimeter Summit In Central Perimeter

A big hole in a prominent Central Perimeter office park is getting plugged by Northside Hospital.

Atlanta-based Seven Oaks Co. now has one more big hole left to plug. Northside Hospital leased 180K SF at 1001 Perimeter Summit, the 21-story, 515K SF tower overlooking Interstate 285 that is part of the Perimeter Summit office park in Brookhaven. Northside plans to consolidate various administrative functions into the facility, along with 1,100 jobs — 400 of which will be new, officials said.

The deal takes out older-generation space from the Perimeter Summit complex, allowing developer Seven Oaks to focus on leasing 4004 Perimeter Summit, the 16-story, 359K SF tower that delivered last year and is still empty.

The deal sets off a strong start to 2018 for Central Perimeter, a submarket that struggled to make headway last year. According to Colliers International, landlords saw more than 260K SF of space emptied out by companies in 2017.

Seven Oaks partner Bob Voyles said activity is rebounding this year.

"We have other tenant prospects that are focused on 4004," Voyles said.

Seven Oaks principal Randy Holmes and Director of Development and Asset Management Andrew Pearson, along with CBRE Senior Vice President Bryan Heller and Senior Associate Sabrina Gibson, brokered the deal.
