A franchise operator of such home service brands as pet waste management operator Doody Calls, electrician Mister Sparky and One Hour Heating & Air Conditioning is moving its headquarters from Maryland to Cobb County, with plans to create 390 jobs and a $13M investment over the next several years.

Authority Brands will occupy 48K SF for what it dubs its franchise success center at 200 Galleria Parkway, a 20-story office building in the Cumberland-Galleria submarket of Metro Atlanta, Georgia Gov. Brian Kemp announced Tuesday. The firm will use the office to house roles mainly concentrated in operations, finance, information technology and marketing.

“Metro Atlanta gives us access to exceptional talent, a business environment built for growth, and a community that understands what it means to build something,” Authority Brands CEO Jay Caiafa said in a press release. “More than geography, this is a statement about how seriously we take our obligation to the franchise owners who’ve bet on our brands.”

The 432K SF tower is owned by Piedmont Realty Trust. The firm didn't respond to a message seeking comment as of press time.

But Piedmont co-Chief Operating Officer George Wells said during a first-quarter earnings call that Metro Atlanta was the firm’s busiest office market, with a dozen office deals signed encompassing 88K SF.

And Piedmont CEO Brent Smith said activity in the Galleria office park for Piedmont has allowed the REIT to push up asking rents.

“Today, we’re asking over $50 a foot, and that all occurred over the course of ‘25, while the rest of the submarket relatively stayed flat,” Smith said during the call.

Georgia Department of Economic Development Assistant Director John Soper represented the state in incentive negotiations with Authority Brands.

Caiafa was tapped as Authority Brands’ CEO in July, jumping over from Atlanta-based InterContinental Hotels Group, where he was chief operating officer.
