Delta Dental Ups Its Commitment To Sanctuary Park Soon After Expansion

Rubenstein Partners has convinced a major tenant to stay put in its sprawling North Fulton office campus.

Delta Dental Insurance Co. has inked a renewal for nearly 220K SF at both Stonebridge II and III. It is a deal that blended two leases together and added more than 10 years to the term, JLL Managing Director Jeff Bellamy said. Bellamy and JLL Executive Vice President Adam Viente brokered the lease for Rubenstein.

Last year, Delta Dental expanded into Stonebridge II with plans to add 200 new jobs to the Roswell economy, the North Fulton Neighbor reported.

The deal comes just two years after Rubenstein acquired the more than 150-acre Sanctuary Park campus for some $265M. Soon after, both Verizon and Microsoft vacated the park, with Microsoft moving to Avalon.

Rubenstein Partners Southeast Regional Director Taylor Smith told Bisnow earlier this year the firm is developing a 25K SF amenity center at Sanctuary Park. That center will include a food hall, a fitness center, conference rooms and training space, the Atlanta Business Chronicle reported.

The efforts may be paying off. Aside from securing and expanding Delta Dental, Rubenstein also leased space to Guardian Holdings, Philadelphia Insurance and Lendlease Americas for a total of more than 27K SF.
