Google will fill the rest of a new Midtown Atlanta skyscraper as part of its $7B national real estate expansion this year.

The tech giant will invest more than $25M in Georgia in 2021, an investment that includes leasing about 500K SF in the 1105 West Peachtree St. office tower, including the 135K SF it initially leased in 2019, moving "into the remaining space over the next several years," a spokesperson told Bisnow.
Selig Enterprises is developing the Midtown mixed-use project, which is bounded by West Peachtree Street, Peachtree Walk, and 12th and 13 streets. Atlanta law firm Smith, Gambrell & Russell leased the remaining 140K SF of office at the mixed-use project.
Google, which last week announced its expansion plans, which include hiring 10,000 workers this year across the U.S., will ultimately lease 19 of the 31 floors at 1105 West Peachtree, after the firm's initial lease encompassed five floors. A Google spokesperson didn't specify how many new jobs would be established in the Atlanta area.

Aside from the 1105 West Peachtree office tower, Selig also is developing 40 West 12th, a 64-unit luxury condominium tower that is being marketed by Engel & Volkers, and the Epicurean Atlanta hotel, a 178-unit boutique hotel that is part of the Marriott Autograph Collection. The hotel is being co-developed and operated by Tampa-based Mainsail Lodging & Development.
On Monday, Selig Development Chief Operating and Development Officer Steve Baile told Bisnow that the firm was in the early planning stages to build a second phase of 1105 West Peachtree with additional office, apartments and retail space on parcels the firm owns along 12th Street.
Google's presence in the state stretches back to 2003. The tech giant has more than 610 employees in Georgia and operates a data center in Douglas County.
“I believe a lasting economic recovery will come from local communities, and the people and small businesses that give them life,” Google CEO Sundar Pichai wrote in the release. “Google wants to be a part of that recovery."
