We're not sure how they plan to stuff it under the tree, but execs at Granite Properties just purchased themselves a huge Christmas present: Parkside Terrace, a two-building, 252k SF office complexon Mansell Road in Alpharetta.
 
CBRE's Will Yowell and Jay O'Meara brokered the sale for RBC Citizens Bank. The price was undisclosed. The property is 60% leased with Sybase as the lead tenant. This represents Granite's latest effort in its value-add purchasing strategy, which includes 2500 Cumberland that it bought earlier this year.
 
LEASES
 
CresaPartners' John Flack, Bubba Chrismer, and Andrew Wageuspak have something to celebrate this holiday. Atlanta-based MedAssets tapped the trio to help it ink a deal for a 225k SF build-to-suit office complex in Dallas to be completed in March 2013.

The CresaPartners team of Bubba, John, and Andrew are also out with Atlanta accounting firm Moore Stephens Tiller, which isscouting the Central Perimeter and Buckhead markets for 20k to 25k SF. MSTiller is currently housed at Centrum at Glenridge.

Weeks Robinson Properties (co-founded by Forrest Robinsonabove) just inked a 1.2M SF deal with Restoration Hardware at its Trade Center 95 facility just outside of Baltimore. Restoration Hardware will move into an existing 600k SF warehouse on the property with Weeks Robinson developing an additional 600k SFlogistics facility, which will act as the retailers East Coast distribution center. CBRE's Carl Mullis represented Restoration Hardware. Weeks Robinson acquired Trade Center 95 in August.

Gene Kansas just leased space to a handful of new retailers in The Pencil Factory Lofts at Grant Park, including The Mat (at 1,330 SF), Buffie the Tax Heiress at 1,550 SF (sans the vampires), and Village Theater at 3,700 SF.
 
MANAGEMENT
 
Skanska USA has been tapped to expand and renovate St. Francis Hospital in Columbus, including a new four-story, more than 188k SF clinical services building and a 169k SF MOB. The project should be completed by August 2013.

Marshall Hotels & Resorts has grabbed the management contracton three metro area hotels, including the Holiday Inn Express Braselton, the Hampton Inn Atlanta/Marietta and the Hampton Inn Cartersville. ?Money has become more readily available for decision-makers to move forward with previously postponed changes,? says Marshall CEO Mike Marshall.

Skanska USA has been hosting tours today of its new Lifecycle Building Center following a ribbon cutting ceremony. The residential and construction materials reuse center is located at 1116 Murphy Ave in Atlanta.
