| Spring has arrived and the Atlanta retail market is also finally starting to warm up, Hartman Simons & Wood partner Bob Simonstells us. (Another sign of spring: Bob chatted with us at his son?s Little League game last night.) A predominantly CRE firm, Bob says he's working on a few new ground-up projects (better than the stand-still in 2010), and that recovery will be a gradual process that won't really take off until land values stabilize. He's also doing some work on distressed assets. But for now, the biggest thing Bob's working on is the redevelopment of existing retail centers for national tenants like Dick?s Sporting Goods. ?There?ll be more of that as debt markets have picked up a little bit as equity has flowed back into the market,? he says.
