DAVENPORT OF CALL

We broke bread with Lavista Associates prez Tom Davenport  this week over baked fish at Bones  in Buckhead (convenient since Lavista will be moving there from Peachtree Corners soon). Tom tells us tenant activity has picked up with lease terms in long-term territory instead of the short-term extensions we saw a couple of years ago. Even the investment sales side is showing strength, with ?pent-up demand? and capital sensing that ?now is  truly a time to buy.?
Tom gave us the skinny on a couple of recent deals, as well. Lavista's David Pope  and  Scott Clayton recently sold a 93k SF flex office called Rubicon in Windward to Meritex Properties for $4.7M. And Lavista's  Rob Binion  and  Kirven Brantley leased 65k SF to Fleetcor  at the 5445 Triangle Pkwy building (above) in Spalding Ridge, Peachtree Corners (CBRE's John Ferguson  rep'd the tenant).
