A Tale of Two Developers

North American Properties' Mark Toro gave an audience a glimpse of what Avalon's second phase will be like. At a recent Georgia CCIM meeting, Mark—on a panel with Hines Interests' John Heagy, Paces Properties' David Cochran and IDI's Jay Mitchell— says it will include: a conference center and  300-room four-star hotel that will be developed in a public-private partnership with the City of Alpharetta; another 100k SF of "upper-moderate to luxury" retail space; and office space. "We are currently in the market, as are a lot of our peers trolling for office tenants," Mark says.John threw some props to his competitor in North Fulton for its Avalon project. "The impact of Avalon is being felt  up and down the western side of Georgia 400," John says. "For so long that western side kind of suffered because Westside Parkway was not completed." He also told the CCIM audience that Northpark 700 will differ from its brethren out in Central Perimeter in both architecture and height—with z oning approval for 26 stories.
