This Week's NY Deal Sheet

Apart from a handful of leases, sales and loans, last week's market was as dismal as today's weather.

TOP LEASES

Cinemex signed a 50k SF lease for six floors in Edison Properties' 400 East 62nd St. Newmark Grubb Knight Frank's Jeff Roseman and Mark Frankel repped Cinemex, while CBRE's Michael Kadosh and Jesse Wolff repped Edison.

Pivotal Labs signed a 43k SF lease for three floors in Clarion Partners636 Avenue of the Americas. Cresa's Ed Wartels and Jane Roundell repped Pivotal, while Clarion was repped by Cushman & Wakefield's Haley Fisher and Mitchell Arkin.

Delta Air Lines signed a 30k SF sublease for Visiting Nurse Service of New York's space on the second floor of the 425k SF Bulova Corporate Center in Elmhurst. Cushman & Wakefield's Tara Stacom and Robert Kuppersmith repped the the nurse service, while JLL's Paul Ferraro and Reid Berch repped Delta.

L&J Restaurant Equipment has signed a 30k SF lease at 380 Morgan Ave in East Williamsburg. DY Realty's Paul Yuras of DY Realty repped the landlord, Empire Transit Mix owner Rocco Tomassetti, while L&J was repped by Kalmon Dolgin AffiliatesLinda Wong.

Target signed a 29k SF lease at the base of XIN Development International’s new condo tower at 615 10th Ave (pictured). Ripco Real Estate’s Peter Ripka, Richard Skulnik and Jeffrey Howard repped Target, while RKF’s Brandon Eisenman and Thomas Cholnoky repped XIN, the US subsidiary of XINYUAN Real Estate.

Staples has signed a 21k SF, five-year lease for the ground floor at Newmark Holdings' eight-story, 105k SF 5-9 Union Square West. There were no tenant brokers, while Newmark was repped in-house by Brian Steinwurtzel and Eric Gural.

Interior Building Services renewed its 14k SF lease for the entire 12th floor at Newmark Holdings' 247 West 37th St. Newmark’s Matthew Mandell repped the landlord in-house, while NGKF's Michael Morris repped the tenant.

DFA New York signed a 13,500 SF lease for the entire 10th floor of Newmark Holdings' 318 West 39th St. Newmark was repped in-house by Eric Gural and Matthew Mandell, while NGKF's Eric Zemachson and Jordan Brustein repped the tenant.

AlleyNYC signed a 12,500 SF lease for the second floor at the Kaufman Organization's 119 West 24th St in Midtown South. Now covering more than 50k SF in the building, AlleyNYC was repped by Millennium Realty's Marc Kritzer, while Kaufman was repped in-house by Grant Greenspan.

Capital One closed on a $150M loan to Extell Development for 1681 Third Ave (pictured) in Yorkville. Capital One also loaned Gary Barnett's firm $50M for 1687 Third Ave and  $45M for 1689 Third Ave. Barnett is planning a 31- or 32-story condo tower, and now he has $245M to build it.

Bank of America closed on a $100M loan to Harlem River Yard Ventures for 670 East 132nd St in Hunts Point.

KTB Asset Management, a Korean real estate fund manager, closed on a $100M loan to Muss Development for the 667-room New York Marriott at The Brooklyn Bridge at 333 Adams St in Downtown Brooklyn.
