CBRE Enters The AI Arms Race, Provides Platform At 20,000 Facilities

Artificial intelligence is now being used to help maintain 1B SF in CBRE’s portfolio.

The brokerage reported that its Nexus AI-based platform is providing building operations and usage data that helps drive efficiency at 20,000 of its managed facilities.

The technology reduces maintenance costs and energy consumption by as much as 20% and cuts technician dispatches by an average of 25%, according to Paul Saville-King, CBRE Global Workplace Solutions’ chief product officer.

“With high-quality data integrated into a single ecosystem, our clients benefit from operational and energy efficiencies while improving uptime and increasing reliability across their asset portfolios,” Saville-King said in a statement.

AI-powered services include virtual maintenance, automated maintenance and dynamic services that offer insights into how space is being used, per the company’s release. 

The technology consolidates various smart building features under one cost-effective umbrella, Chief Digital and Technology Officer of Global Workplace Solutions Kapil Lahoti said in a statement.

While AI has yet to infiltrate the CRE mainstream, several high-profile announcements indicate widespread adoption is likely on the way. 

Earlier this month, JLL became the first major CRE brokerage to launch its own AI-powered large language product, coined JLL GPT. The technology harvests information from the company’s proprietary databases to formulate responses to user-generated questions.

London’s biggest office owner and the UK’s second-largest REIT is exploring whether AI can help cut carbon emissions at its 50K SF headquarters.

Demand for AI is expected to reshape the data center landscape, with Microsoft, Google and Amazon all investing heavily in the technology since ChatGPT debuted late last year. Companies have ramped up spending on facilities to support their AI products and cloud infrastructure, which has in turn created a new pricing dynamic among some operators.
