The Software That Tells The Full Story Of An Asset Right Through The Capital Stack

It’s easy to imagine the scenario: A critical cost change is made on a spreadsheet, saved to someone’s hard drive. The origin of the change is lost during months of project administration, to the point that no one knows whose decision it was or how it affects margins.

Even in a world of smartphones and artificial intelligence, manual processes using spreadsheets, emails and Word documents are still costing real estate businesses millions, said Gavin Gleave, CEO and founder of Fu3e, which provides a cloud-based business management platform specifically for real estate. 

“The overarching need for all our clients is to tell the full story of an asset at any time,” he said. “This is what we’ve designed Fu3e to do: deliver a single source of truth across a project or a whole portfolio, from initial investment right through project delivery to operation.”

Established in 2014, Fu3e is used by real estate companies of all sizes, from those that own single assets to those with wide portfolios. Clients include McLaren PropertyAres Management and Royal London. 

The business has expanded its customer base to include institutions such as Lloyds Living, which grew its portfolio of homes by 50% in 2025 and has ambitions to keep expanding

Lloyds Living is using Fu3e to centralise its development and operational reporting across its portfolio, Gleave said. This includes integrating with core systems such as NetSuite

“They’re not going to achieve that growth using spreadsheets,” he said. “They need live, accurate systems to keep all stakeholders informed.”

Fu3e was born when Gleave saw the need for overarching system management in real estate. The software platform replaces manual processes with a structured, real-time digital environment. 

The platform provides what each element of the capital stack needs, he said. While funds focus on cost, risks and capital performance, developers need insights into how to manage their multiple suppliers and consultants. 

A contractor will want to know whether there are variations to a contract, while a consultant will want to be able to give clients accurate progress reports.

“All these businesses use the information provided by Fu3e to manage internal and external teams and communicate to stakeholders that they can manage risks effectively,” he said. “They provide reports more quickly and accurately and give a better service to customers by identifying trends.”

It has become increasingly important for developers and asset owners to ensure good governance, Gleave said. Gated assurance and immutable audit trails are now nonnegotiable for boards and regulators, which means businesses must be able to provide transparent information about project costs and decision-making all the way through a project.

Fu3e automatically saves the relevant supporting documents and emails to every change or decision so they can be found instantly. This is essential for first and second approvers to know if previous steps have been followed, Gleave said. 

“When a business uses manual processes, data gets siloed,” he said. “When you’re looking at volumes of work, each team or individual works in a different way, which means it’s very hard to see where you are on a project at a specific time.”

Fu3e has AI built into its platform to automate manual tasks and can integrate with third-party software through open application programming interfaces. This extends its potential to digitise a business and offer better insights driven by a wide range of data, Gleave said. 

In an environment with tight margins, a software platform should be seen as the right investment, Gleave said. It is the only way to deliver the same amount of work with less capital, using technology to be efficient, he said.

“In a tight environment such as today’s, there’s no better business protection than investing in efficiency,” he said. “By doing things slightly differently to before, you can pick up risks earlier, save capital and attract new customers by giving better insights into the performance of their asset.”
