6 Projects To Watch In Houston

Developers across the city are transforming the way Houstonians live, work and play. Bisnow compiled a few projects under construction that seek to fulfill this initiative, and got updates on their progress.

Latitude Med Center

Latitude Med Center has welcomed its first tenants. Charleston, South Carolina-based Greystar began leasing the 35-story high-rise in June and opened a month later. About 24 floors are available to lease with the rest of the build-out expected to wrap up by the end of September. The complex is 19% leased and is offering 50% off rent for the rest of the year with at least a 12-month rental contract. Rents start at $1,500 for a micro-unit, $4,890 for a two-bedroom unit and $7,600 for a three-bedroom unit.

The tower's lobby will have access to the InterContinental Houston Medical Center, a 357-room, full-service hotel, which is under construction and is slated to wrap by the end of December.

Big Rivers Waterpark

New Caney’s anticipated waterpark never made its big splash this summer. Big Rivers Waterpark and Gator Bayou Adventure Park are expected to open in March, after several delays. The park, located along Interstate 69 North, is spurring development in the area dubbed Grand Texas, which includes the Grand Texas RV Resort, the SpeedSportz Racing Park, Best Western Premier hotel, a 24-hour urgent care and retail that has either opened or is scheduled to open soon.

Capitol Tower

Capitol Tower, by developer Skanska, will feature a new trendy food concept Understory, a 35K SF community hub and culinary market. The downtown skyscraper is scheduled to open in Q2 2019. The seven chef-driven concepts announced for Understory include Mama Ninfa’s Tacos y Tortas, by Legacy Restaurants — the owner and operator of The Original Ninfa’s on Navigation — and East Hampton Sandwich Co., a Dallas-based upscale sandwich shop.

the midtown

Australia-based Caydon Property Group is expanding its Midtown footprint. It acquired an additional 30K SF site in July to help complete a mixed-use development that spans over three city blocks. The first phase will be completed in mid-2019 and includes The Midtown, a $200M, 27-story residential project with 13K SF for ground-level retail on Drew Street. The luxury development, designed by Houston-based Ziegler Cooper, features an expansive pool with a swim-up bar, a yoga studio, a dog park and a sky lounge with spectacular Downtown views.   

Arabella

Arabella is still under construction with plans to finish by mid-to-late November. The 99-unit luxury condo is 75% sold and offers private terrace-top swimming pools to most penthouse buyers. The 33-story residential tower at 4521 San Felipe St. is being constructed by longtime Houston developer Randall Davis.

Buffalo Heights

Initial build-out is underway on the Buffalo Heights District, a mixed-use district at Washington Avenue and South Heights Boulevard. Colvill Office Properties will handle leasing for ONE Buffalo Heights, the 37K SF office portion. The project also includes a new urban prototype H-E-B with 2K SF of ground-level retail, and a 230-unit upscale multifamily apartment complex called St. Andrie, which will feature a fitness and yoga studio overlooking a resort-style pool, an open-air lounge, a game room, a private dining room and a business lounge.
