Kirby Collection Office Space Fully Leased With 118K SF Deal
Kirby Collection has reached its full office leasing capacity.
PROS Holdings Inc., a cloud software company, inked a 118K SF office lease at the property. The firm will relocate from 3100 Main St. in Midtown to 3200 Kirby Drive to anchor the property, bringing it to 100% office occupancy.
Previously announced office tenants include Hancock Whitney Bank, Novum Energy Trading, Lukoil, The Alexander Group and Regency Centers. Move-in began in fall 2017.
“Our tenants, in particular PROS, were drawn to the quality of the building’s design, construction and amenities, as well as its prime location in the Upper Kirby District near Houston’s iconic River Oaks neighborhood,” Thor Equities Group's chairman, Joseph Sitt, said in a release.
Thor Equities Group's mixed-use development features a 25-story residential tower and a 13-story office tower. It also provides two levels of retail space totaling 65K SF.
The tenant mix for the retail component includes Pinstripes, a dining and entertainment venue; upscale dining restaurant and lounge Dakota; clothing boutique A Ma Maniére; Atelier Isabelle Rose, a hair salon; and modern contemporary Indian restaurant Verandah.
Dubbed The Residences at Kirby Collection, the 385K SF residential tower offers 199 luxury rental apartments and overlooks more than an acre of amenities, including a pool, cabanas, a fitness center, a business center and a lounge area.
All Kirby Collection tenants have access to on-site valet, a bicycle valet, 24-hour security, the rooftop terrace and the Skyview Lounge (located on the residential side) with a furnished gourmet kitchen and panoramic views.
