A huge Denver law firm has shown confidence in its home. Kutak Rock renewed 66k SF at Brookfield Properties’ gleaming 1801 California tower in Downtown Denver.

We chatted with Studley’s Jim McGrath, who brokered the deal. He's also scouting space for an engineering firm and a tech firm, both seeking 100k SF. Thing is, there’s not much space left for them. And both clients are actually considering anchoring new office developments, Jim says.

Brookfield Properties picked up 1801 last year. Jim says it’s an increasingly difficult task for tenants sized from 75k SF and above—and especially those 100k SF or more—to land Downtown Denver office space. That may feed a new development cycle here (admittedly already beginning at Union Station). His unnamed engineering firm, which is consolidating in the Southeast suburban market, also is constrained in its options. “We’re primarily looking at building new space for them because we, quite frankly, have to,” Jim says. “A year ago, this market was tough. I mean, no one could imagine new construction.”
