Littleton Industrial Building Sells To Hawaii-Based Group

A nearly 71K SF building that is part of a two-building industrial campus in Littleton sold to an out-of-state family ownership group.

Hawaii-based Kapuahelani purchased Building 2 of Deer Creek Commerce Center this week for $17.7M, the Denver Business Journal reported, citing a Jefferson County special warranty deed.

Kapuahelani purchased the industrial building at 10512 W. Toller Drive from Confluent Development, a Denver-based commercial real estate developer that completed Deer Creek Commerce Center last June. 

Deer Creek Commerce Center, formerly known as Ken Caryl Commerce Center, is a 175K SF Class-A industrial development with two buildings. Building 1, which spans 104K SF, sold for $20.6M in January to a North Carolina-based joint venture, according to CBRE and the DBJ.

Building 2 features trailer parking and 28-foot clear heights. The building is fully leased to three tenants, a CBRE spokesperson told Bisnow on Wednesday.

“Fully leased assets in supply constrained markets like Deer Creek Commerce Center continue to see strong investor and tenant demand,” CBRE’s Jeremy Ballenger said in a statement. 

CBRE represented Confluent in the sale of both buildings.

Confluent Development is marketing a third lot at Deer Creek Commerce Center, where it is planning a built-to-suit property. 

The planned development comes as industrial construction has slowed across the Denver metro. The region’s industrial construction pipeline includes 3.6M SF, down 27.4% year‑over‑year, according to CBRE’s industrial report.

Confluent Development told the DBJ in May that it had nearly $1B of work in the pipeline over the next 12 to 15 months. The company also purchased 21 acres in Thornton from Amazon for $9.9M earlier this year, The Denver Post reported.
