Grand Lakes 4003 Industrial Building Expanding By Nearly 30%

Duke Realty’s Grand Lakes 4003 building at 4003 Grand Lakes Way in Grand Prairie will expand by 283k SF, bringing it over the 1M SF mark. 

Current tenant Continental Tires will expand into 58% of the new space, leaving 118k SF available for lease. 

As of now, Grand Lakes 4003 is 100% leased to three tenants. Duke VP of leasing Randy Wood repped Duke Realty in all recent transactions for this building.

Duke has recently inked a few more deals within the 3.5M SF it owns and manages in the Greater Southwest industrial market. Container Store renewed and expanded to 1.1M SF in Freeport X, and Samsung renewed and expanded to 287k SF in Point West 240.

Leases by new tenants include a 264k SF lease in Point West 400 by Quaker Sales and Distribution, and Clover Telecom taking the remaining 127k SF in Point West 120. Duke developed Point West 120 as a spec building last year and had leased 53% of it to Insight Merchandising.
