New Office Tower To Kick Off Next Phase Of $7B Hall Park Redevelopment In Frisco

A $7B redevelopment project in Frisco is set to start work on a 10-story office building along the Dallas North Tollway. 

Hall Group plans to break ground on the 200K SF Class-A office tower in its Hall Park development within the next month, according to a press release. That project will begin alongside a $14M expansion of the city-owned Kaleidoscope Park, which is located within the Hall Park mixed-use development

“Choosing to build new office space in this environment is a deliberate and future-focused decision,” Hall Group founder and CEO Craig Hall said in a statement. “The workplace is evolving, and we’re responding with a product designed for tomorrow’s employees; highly curated, hospitality-driven and built around flexibility.” 

The Terraces Hall Park office tower will be built above an eight-level parking structure at 2801 Network Blvd. A filing with the Texas Department of Licensing and Regulation from February shows that building construction is estimated to cost nearly $140M.

Around 60% of The Terraces Hall Park building will be delivered as move-in-ready spec suites, with the remainder of the project to be customizable shell space.

The office tower and the expanded Kaleidoscope Park are slated for delivery in 2028. The Beck Group was tapped to serve as the architect and contractor for both projects.

Hall said the expansion of Kaleidoscope Park is integral to the success of the office building, as access to green space and outdoor gathering areas has become essential for employees. 

Kaleidoscope Park will grow by 1.4 acres as part of the expansion being done in partnership with Hall Group, the city of Frisco, the Frisco Community Development Corporation and the Kaleidoscope Park Foundation.

The 162-acre Hall Park was originally built as a single-use office park before the $7B redevelopment began in 2021. The development now features more than 3M SF of office, residential, hospitality and dining space across 18 buildings. 

The Hall Park project is one of several high-profile developments in the works in Frisco.

The $2B Fields West mixed-use development went vertical last year in Frisco's 2,500-acre Fields master-planned development. The first phase of the luxury project from developers The Karahan Cos. and Hunt Realty Investments will offer 350K SF of retail, 325K SF of office space, 1,140 multifamily units and eight parking garages across 55 acres. 

Work also began last year on the $3B mixed-use development, The Mix, at the corner of the DNT and Lebanon Road. That project will bring more than 2M SF of office space, 375K SF of retail, a pair of hotels and 3M SF of residential to the city. 

The 217-acre Firefly Park project is also underway at the intersection of the DNT and U.S. Highway 380. With a price tag of up to $4B, Firefly Park will offer 3M SF of office; 400K SF of retail, dining and entertainment; 1,200 hotel rooms; 230 townhomes; and nearly 2,000 residential units.
