This Week's Dallas-Fort Worth Deal Sheet

Teague Nall & Perkins, a civil engineering, surveying and landscape architecture firm, inked a 42k SF lease at Mercantile Center at 5237 N Riverside Dr in Fort Worth. The building will bear the TNP name and will serve as the new corporate HQ.

TNP is relocating from its office on Macon Street in Downtown Fort Worth. Owner, Mercantile Partners, was self repped by Andrew Ward. CBRE’s David Walters repped the tenant in its site search and lease negotiations.

Bo Avery, Main FM 423 sold its 53k SF Main Street Center in Frisco to Bill Morris with Morris Capital Partners and Terry Syler, EVP for The Retail Connection, for an undisclosed price. Pierson Retail Advisors repped the seller.

A Dallas-based buyer sold its 484-unit, 53k SF I-20 Self Storage in Forney to National Storage Affiliates. Bellomy & Co’s Bill Bellomy, Michael Johnson and John Arnold repped both buyer and seller.

Buchanan Street Partners acquired the 370k SF Tollway Plaza at 15950 and 16000 N Dallas Pkwy. It’s the third purchase of the year for Buchanan Street, which plans moderate upgrades to campus lobbies, elevators and restrooms. The company also recently purchased Richardson Office Center in Far North Dallas, a property that's anticipated to benefit from strong positive absorption in the submarket. In the first quarter, Buchanan Street acquired Granite Tower in Dallas. Tollway Plaza was 95% leased at the time of the sale. CBRE’s Tommy Nelson, Shannon Brown and Kenzie Killgore will handle leasing for Tollway Plaza. HFF Dallas Investment Sales team repped the undisclosed seller. Buchanan Street Partners repped itself.

A 1031 exchange investor purchased the fully occupied medical office and multifamily mixed-use building, The Village at Colleyville, at 5232 Colleyville Blvd in Colleyville. Marcus & Millichap VPs Nick Fluellen and Ron Hebert, senior associate Bard Hoover, and associates Trey Caldwell and Scott Ogilvie repped the buyer. The building features 15k SF of medical office space and 30 multifamily units.

Hamilton Zanze purchased the 312-unit Apartments at Amesbury Court at 4699 Fossil Vista Dr in Haltom City. IPA executive director Will Balthrope, director Drew Kile and associate Rowan Burch repped the seller and buyer.

Enigma Properties Springtown purchased 43k SF at 2791 & 2795 E Hwy 199 in Springtown. NAI Robert Lynn’s Michael Newsome repped the buyer. Brexen’s Mark Galanos repped the seller.

CoreNet Global’s Southwest Chapter was named Chapter of the Year in the large/mega category during the CoreNet Global North American Summit Awards Dinner held in Los Angeles. The Southwest chapter represents the Dallas/Fort Worth region and has more than 240 members, making it the 10th-largest among CoreNet Global’s 46 chapters worldwide. Pictured accepting the award is chapter secretary Allison Thompson (Cedar Hill Economic Development), chapter past president Ted Kollaja (Gensler), chapter president J.J. Williams (Jordan Foster Construction), Allen Dye (Mohawk Group) and Will Martin (HMS). Henry S. Miller Cos raised more than $5k for Family Gateway as part of the firm’s annual charity softball tournament at Oran Good Park in Farmers Branch. The day started off with a Home Run Derby with Brady Maus taking home the trophy and Matt Squire taking second. At the end of the day The Retail Connection (team pictured) came out on top, winning the tournament for the third year in a row. Edge Realty Partners came in second place and The Weitzman Group came in third.
