LaSalle Investment Management bought a stake in CityWest, a four-building, 1.5M SF office campus near the Westchase District in Houston.

LaSalle IM said it “recapitalized an equity stake” in a joint venture with Arizona-based private real estate firm 3Edgewood. LaSalle IM declined to provide further details about the investment, including the size of its stake.
While Parkway was a partnership of Orlando-based Parkway Property Investments and Houston-based Midway, it acquired CityWest in 2023. By November 2025, the ownership venture included Parkway, 3Edgewood and Midway.
Parkway and Midway remain part of an ownership group with 3Edgewood, 3Edgewood Head of Real Estate Investment Jordan Mellovitz said.
CityWest is a 39-acre campus at 2101-2107 CityWest Blvd. The property is 98% leased. Bechtel signed a lease to move to CityWest in 2022, leaving behind 3000 Post Oak in the Galleria area, which was later foreclosed on.
"CityWest represents an opportunity to invest in a high-quality, well-leased office campus in one of Houston's most desirable corporate locations,” LaSalle Global Portfolio Manager Stuart Sziklas said in a statement.

Stream Realty Partners hired Will Condrey as senior vice president in Houston. Condrey will focus on industrial occupier services and landlord representation for clients in Houston and beyond.
Condrey has more than 20 years of commercial real estate experience, most recently at Cresa.

HRGI Development bought 3411 Richmond, an 83K SF office building near Greenway Plaza, from The Dinerstein Cos. The seven-story office building was built in 1968 and renovated in 1996.
The building is 89% leased to tenants, including DMC Builders Inc. JLL’s Marty Hogan and Cresa’s David Anderson represented the seller. Transwestern’s Evelyn Ward and Paula Musa represented the buyer.
The building is the headquarters of the seller, The Dinerstein Cos., according to Realty News Report. Buyer HRGI Development is associated with Adeeb Dwairy of Houston Regional Gastroenterology Institute.

Marcus & Millichap brokered the sale of a 73-room Hampton Inn & Suites at 19108 Moon Trail Drive in Humble. The hotel was built in 2016. Rajan Patel, Skyler Cooper, Chris Gomes and Allan Miller of Marcus & Millichap marketed the property on behalf of the seller and procured the buyer.

Junction Commercial Real Estate acquired 10 acres near the corner of Highway 35 and Knapp Road in Pearland, which it will develop into an industrial distribution facility. HRSS CPAs, a Houston-based accounting firm with a 40-year history, signed a long-term lease for a full floor at Millennium Tower, a Class-A office property at 10375 Richmond Ave. in Houston’s Westchase District.
HRSS will occupy about 19,600 SF of the 21-story, 363K SF office tower. The firm will relocate from 6671 Southwest Freeway in the fourth quarter of this year.
Stream Realty Partners’ Lucian Bukowski and Kylee Antweil represented HRSS. JP Hutcheson of Cushman & Wakefield represented the landlord, Millennium Tower LLC.
“HRSS approached this search with a clear vision for an improved workplace that also satisfied their financial parameters,” Bukowski said in a statement. “We found a furnished floor at Millennium Tower that offered the right combination of location, accessibility, amenities, and quality to support those goals for the long term, all within an acceptable economic model.”

Atlantic Pacific Equipment leased 20K SF on 6 acres at 2910 Pasadena Freeway in Pasadena. Junction Commercial Real Estate’s John Erck and Quade Towers represented the landlord, The Allman Co.-Houston LP. Trey Erwin, Josh Carl and Walker McCairns of NAI Robert Lynn represented the tenant.
The landlord also retained Junction’s construction management division to complete site improvements, including new paving and asphalt parking, stormwater system upgrades and interior renovations.
CONSTRUCTION AND DEVELOPMENT
CoHousing Houston announced that construction is complete and residents have begun moving into East End Commons, a first-of-its-kind cohousing community in the East End. The 33-unit community has 10 units remaining for sale.
Residences range from 900 SF to 2,000 SF, with price points from $300K to the $900Ks. CoHousing Houston operates as a condominium association and maintains an HOA, with fees that cover internet, water, insurance and other costs. Residents live in private homes but share common spaces.
East End Commons was conceptualized in 2017 and construction began in 2022. Kathleen English of English + Associates Architects designed the project, which was developed in partnership with Concept Neighborhood.
