City Realty is expanding its Brookline holdings with a nine-building portfolio in Coolidge Corner.

The Allston-based real estate developer acquired the mixed-use Coolidge Corner Collection portfolio for $23M from Ramon Realty, Colliers announced Tuesday.
Colliers' Frank Petz, Tim McGeary, Brett Curtis and Matt Lombardi represented the seller in the deal.
The portfolio includes 49 residential units and three commercial spaces totaling 65K SF. It is 96% occupied.
The properties are located at 223 and 229-231 St. Paul St., 26-28 Browne St., 395-397 Harvard St., 7 Naples Road and 1343 Beacon St.
Colliers stated that the portfolio attracted strong attention from local, regional and national investors “despite uncertainty surrounding the proposed statewide rent-control ballot initiative.”
In May, City Realty secured Brookline town meeting approval to build a major mixed-use development along Route 9, including a 200-room hotel, 266 apartments and condos, medical office space and retail. The 5-acre site is located at 1280-1330 Boylston St.

Wood Partners acquired health club The Thoreau Club at 275 Forest Ridge Road in Concord for $10M from the club's owners. The Atlanta-based firm filed a proposal in 2023 to build 237 residential units across two buildings on the 13.9-acre site. Wood Partners won approval for a comprehensive permit for the project in 2025.

Life sciences developer Alexandria Real Estate Equities sold four lab condo units at 1 Hampshire St. in Kendall Square for $45M to Draper Labs. Alexandria bought the condo units in 2022 for $120M. Draper has a large presence in the area: Its headquarters is at 555 Technology Drive across the street, and it occupies other condo units in the Hampshire building on the top floors.

Oxford Properties acquired the 497K SF One Marina Park Drive in the Seaport from Clarion Partners for $435M. The office tower was 99% leased at the time of the sale. JLL’s Coleman Benedict, Riaz Cassum, Scott Carpenter and Pat Shields brokered the deal.

Breakthrough Properties sold its 232 A St. development site in South Boston back to P&G Gillette for $99M. The life sciences firm acquired the site in 2021 from P&G for $80M. The shaving company has plans to invest roughly $1B into the Fort Point neighborhood, and the 2.4-acre A Street site will act as its Grooming Headquarters and Technical Innovation Center. The sale was facilitated by CBRE’s Jonathan Varholak.

MassDevelopment issued a $45.7M tax-exempt bond on behalf of the Trustees of the Smith College. The bond will be used for a range of renovation projects on the college’s Northampton campus. Renovations include HVAC and accessibility upgrades at the campus’s Burton and Sabin-Reed sciences buildings and its Sage Hall building. Barclays sold the tax-exempt bond through a public offering.

Barings provided a $73M loan to support Cross Ocean Partners and Lincoln Property Co.’s acquisition of 140 Kendrick St. in Needham, it announced this week. The joint venture acquired the property in December 2025 for $132M from BXP. The property is a three-building, interconnected campus totaling 409K SF across 14.3 acres. The site was 96% occupied at the time of acquisition, with notable tenants including shoemaker Clarks, investment firm Wellington Management and real estate firm Walker & Dunlop.
CONSTRUCTION AND DEVELOPMENT
Greystar and senior housing developer Harbert South Bay have joined the team to redevelop the Riverside Station lot in Newton, Fig City reported. The duo plans to redevelop four of the six buildings proposed on the site.
Greystar will take on the role as lead developer, developing two residential buildings and a parking garage. Harbert South Bay plans to construct two senior living facilities, and Mark Development will take on the remaining two multifamily buildings. The new changes will need Newton City Council approval before they can be implemented.
