A Vancouver, British Columbia, thermal wellness spa developer and operator wants to open a location in Denver’s Five Points neighborhood.
Circle Wellness submitted concept plans to Denver to build a 5,160 SF urban wellness spa at 2450 Curtis St., a former Greyhound maintenance property.

The company intends to convert the vacant and fenced-off site, which spans just under an acre, into garden courtyards and nine “spa circuits,” Circle Wellness said in a letter of intent submitted to Denver earlier this month.
The circuits are private, self-contained areas with a sauna, shower, resting area, and hot and cold plunge that open to a courtyard, according to the letter.
Circle Wellness has offered this type of spa experience in Vancouver since 2023. It will open a location in Seattle in September.
Other development plans for the site have emerged, including demolishing the building and replacing it with a three-story, 104-unit apartment complex, but those plans haven’t come to fruition. Denver approved plans to demolish the nearly 21K SF on-site building in 2023, the Denver Business Journal reported.
The vacant site is listed for sale by JLL, according to marketing materials.
PEOPLE
Re/Max co-founder Gail Liniger died Thursday at the age of 81. She and her husband, Dave Liniger, founded the real estate company in 1973.
Gail Liniger was CEO of Re/Max in the 1990s and early 2000s. She stepped away from day-to-day operations in 2018 and retired from the board in 2023. Re/Max’s headquarters, which has been in Denver since the 1970s, will relocate to Miami now that Real Brokerage has acquired the real estate company.

CBRE promoted Denver-based Chessa Pike to vice president of the company’s U.S. healthcare capital markets. Before this promotion, Pike was a senior associate on CBRE’s national behavioral health advisory group. She has worked at CBRE since January 2020, according to her LinkedIn profile.

An LLC tied to Beth Ann Carlino, of McKinney, Texas, purchased a 7.2-acre, fully leased industrial outdoor storage property in north Denver for $7M. The property at 1707-1761 E. 68th Ave. was previously owned by Starpoint Properties. Newmark represented Starpoint Properties.

California-based Steel Peak acquired a 2.6-acre industrial outdoor storage property at 5286 Newport St. in Commerce City from JFW Trucking for $4M. The property includes two industrial buildings spanning about 17,650 SF. This is Steel Peak’s third industrial outdoor storage acquisition in the Denver metro over the past 12 months.
LEASES
Florida-based Stoner’s Pizza Joint opened a new restaurant at 1505 E. Evans Ave. in Denver’s University neighborhood in a former Papa John’s. This is Stoner’s fifth metro Denver location.
CONSTRUCTION AND DEVELOPMENT
Micro-bay warehouse company WareSpace opened a 129K SF location in Park Hill at 5150 Colorado Blvd. The company acquired the property in July 2025 for about $12.3M, according to property records. WareSpace also has a location in Centennial.

A four-story, 34-unit apartment complex opened in Denver’s Berkeley neighborhood at 4345 N. Tennyson St. The property, developed by First Stone Development and Cross Street, is 60% leased. Rents at The Vesper on Tennyson start at $1,695 per month for a one-bedroom unit.
FINANCING
The Denver Urban Renewal Authority plans to reinvest about $8.4M into businesses and developments in northeast Park Hill. The funds were generated by tax increment financing.
Recommended projects for this funding include repairs and improvements to Zion Community Center, renovations and technology upgrades at the Center for African American Health, and permanent affordable housing.
