Appliance Parts Supplier Takes Over 500K SF In Pendergrass: The Atlanta Deal Sheet

If you need a new refrigerator condenser or thermostat, Parts Town Unlimited will have you covered from Pendergrass, Georgia.

The parts supplier focused on food service, appliances and HVAC original equipment manufacturer parts has leased 538,400 SF at Building 1 of Jackson 85 North Business Park, some 100 miles north of Downtown Atlanta, according to a press release.

Jackson 85 North will serve as Parts Town’s largest global fulfillment center behind its facilities in Chicago, Phoenix and Munich and will support more than 140 local jobs, according to the release. The new facility can deliver parts to more than 90% of the U.S. within two days.

“By placing greater depth and breadth of mission-critical OEM parts closer to customers across the Southeast, we can reduce transit times and costs,” Parts Town CEO Bill Geary said in the release. 

The lease covers the entire building, which is owned and developed by Trammell Crow Co. and CBRE Investment Management. Wilson Hull Neal’s Bilijack Bell, Joseph Rogers, Conner Dickinson and Will Geraghty represented the landlords, while SK Commercial Realty brokered for the tenant. 

Jackson 85 North still has a second 1M SF speculative Class-A warehouse on its 215 acres as part of the first phase of its development, according to the release. 

LEASES

Gym chain EōS Fitness inked a long-term 38K SF lease for a new location at 965 North Point Drive in Alpharetta, part of the North Point Commons shopping center. The gym is taking over a space previously occupied by the defunct arts and crafts retailer Joann Fabric and Crafts.

Joann shuttered all its Georgia locations under bankruptcy last year.

The landlord, Realty Income, represented itself, while SRS Real Estate Partners represented the tenant.

ASSIGNMENTS

Evergreen Medical Properties has tapped Transwestern’s John Lopez and Bo Stuart to lease up Northside Alpharetta Medical Campus, a four-building, 415K SF medical office property at 3400 Old Milton Parkway in North Fulton County. More than 200 medical tenants within the Northside Hospital network are tenants in the property.

Selig Enterprises Inc. has tapped Partners Real Estate’s John Zintak, Will Porter and Gracie Swan to lease the remaining 30K SF of space available at the firm’s 1105 West Peachtree, a 675K SF trophy office tower in Midtown that is home to Google and law firm Smith Gambrell & Russell. 

The tower is part of a larger mixed-use project that includes luxury condominium tower 40 West 12th and the Epicurean Atlanta hotel. 

Beyond the office building, the trio is also helping Selig lure potential tenants that could kick off new developments at the firm’s Midtown land holdings, including 1125 Peachtree St., 48 12th St. and 1200 Spring St., the Atlanta Business Chronicle reported

DEVELOPMENT

Thompson Thrift has broken ground on Avira at Silver Comet Trail, a 319-unit apartment complex in Powder Springs that is expected to deliver by October of next year. Located at the corner of Georgia Highway 278 and Isley Stamper Road, the site is adjacent to the more than 60-mile Silver Comet pedestrian trail, which runs from Smyrna to the border of Alabama. 

Amenities will include a resort-style swimming pool, fitness center, pickleball court, dog park and pet spa, as well as coworking suites, grilling areas and other lifestyle-focused amenities, according to a release. Thompson Thrift capitalized the project with equity from its Thompson Thrift 2026 Multifamily Development fund.

The world’s largest retailer, Walmart, plans to develop a high-tech fulfillment center in Carnesville, creating 1,000 new jobs and investing $1.3B in the Franklin County community, Georgia Gov. Brian Kemp announced this week. 

Walmart plans to develop a 1.5M SF automated facility at the Franklin 85 Logistics Center, designed to help the retailer fulfill same-day and next-day shipping across the U.S.

The Georgia Department of Economic Development's Elizabeth McLean represented the state in incentive negotiations with Walmart.

The Bowie apartment complex in Sandy Springs

Dallas-based S2 Capital sold The Bowie, a 350-unit, garden-style apartment complex at 8800 Dunwoody Place in Sandy Springs, to an undisclosed buyer for an undisclosed price, according to a Newmark press release. 

The nearly 30-acre property in Central Perimeter is 86% leased. Newmark’s Brooks Colquitt, James Wilber, David Gutting, Derrick Bloom and Hunter Amos brokered the sale. Fulton County property records did not reflect a sale as of press time. 

S2 purchased the complex in 2022 for $68M, according to Fulton County property records. The firm obtained a $54.5M loan from Acore Capital at the time, which was set to mature in December 2027. 

Fulton County valued the property at $27.6M earlier this year, a nearly 60% discount to S2’s purchase price. 

Sherman Residential purchased Celadon on Club, a 352-unit apartment complex in Lawrenceville, from an LLC attached to Atlanta-based Oxford Properties for an undisclosed sum. The Class-A, garden-style apartments off Club Drive were developed in 2023.

Gwinnett County did not reflect a current sales transaction, but the county valued the property at $55M earlier this year.

Minnesota-based The Terrace Group paid $12.65M for Columbia Colony Senior Residences, a 62-year-old apartment community at 2999 Continental Road in Atlanta, from Utah-based Columbia Colony Whitaker LLC, according to sales tax records in the Georgia Superior Court Clerks' Cooperative Authority database. 

According to Fulton County property records, the LLC is tied to Peak Capital Partners, which paid $9.2M in 2019 for the 120-unit property.

1325 Virginia Hospitality LLC purchased the Sonesta Atlanta Airport North, a 378-room hotel off Virginia Avenue near Hartsfield-Jackson Atlanta International Airport, from an LLC tied to Tremont Realty Capital in Massachusetts, according to sales tax records in the Georgia Superior Court Clerks' Cooperative Authority database. 

The local LLC, which is tied to the Lawrenceville law firm Mills Walls Alioto, is connected to a $10M project that recently underwent a room refresh, according to JLL, which previously marketed the property for sale, according to an internet archive of the website
