Industrial: Tack on 40k SF More
Jupiter Distribution Center
Allied Insulation & Supply leased a 40k SF office/warehouse space at 850 South Jupiter Road in the Jupiter Distribution Center in Garland for its new HQ. The company will move this summer. Henry S. Miller Brokerage's office/industrial division's Michael Herzstein(who repped Allied with colleague Pete Richardson) tells us that nearing the end of its lease term, the firm's leaders were hoping to take advantage of lower market lease rates, while also finding a facility that was a step up  from the existing HQ. Jupiter Distribution Center is a one-story, 171k SF industrial building that was built in 1996 and is also home to Petco's distribution center. The landlord was repped by Lincoln Property Co.'s Michael Peinado.

Leasing

NorthStar Anesthesia renewed its lease with expansion plans to occupy almost 7k SF in the Bank of America building at 2000 E. Lamar Blvd. in Arlington. SCM Real Estate Services senior leasing agent Theron Bryant represented the landlord. Stream Realty's Kyle Jacobs repped the tenant.

CBRE worked a couple of industrial deals:

  • 50k SF TD Supply lease at 1625 Vantage Dr. in Carrollton: CBRE's Corbin Crews repped the landlord, CRP-2 Holdings EE LP. Lee & Associates' Nathan Denton repped the tenant.
  • 33k SF lease to TS Sports in the DFW Trade Center III at 2580 Esters in Dallas: CBRE's Steve Trese repped the landlord, DBP Trade Center III LLC, and Hunter Commercial's Patrick Hunter  repped the tenant.

CBRE's office deals:

  • CBRE's Dennis Barnes was in on two deals. He worked with Rick Rensi (for the landlord, A&B Properties) on the 7k SF Compliance Depot lease at 1800 Preston Park Blvd. in Dallas. Stream Realty's Stephen Johnston repped the tenant. He worked with Michael Dudley repping the landlord, RREEF Sherry Lane, in the 2k SF  lease to the CapFinancial Group at 5950 Sherry Lane in Dallas. JLL's Conor McCarthy and James Esquivel represented the tenant.
  • Wasserman Media Group leased 2k SF at 6628 Bryant Irving Rd. in Fort Worth. CBRE's Blake Lloyd repped the tenant. The landlord, LPMB Realty I, was repped in-house. 
  • ServCorp leased 1k SF of office space at 5500 Preston Rd. in Dallas with CBRE's John WoolseySearcy Ferguson,Mike Davis repping the tenant. 

CBRE's retail deals:

  • CBRE's  Jeff Kittleson and Eric Fedro  worked two deals for landlord, TIAA,  at South Frisco Village Shopping Center, 2930 Preston Rd., Frisco, with The Retail Connection's David Fazio and Steve Lieberman (who repped the tenants). Bed Bath & Beyond renewed its 35k SF lease and Buy Buy Baby leased 33k SF.
  • CBRE's Steve RigbyPeter DannaBaron Aldrine, and Mike Kay repped the tenants in two deals: Regus Equity Business Centers for 23k SF of office space at 5847 San Felipe in Houston, and RGN - Denver's 17k SF office lease renewal at 9800 Mt. Pyramid Court in Englewood, Colo.

  • Winstar Aviation renewed 14k SF of office space in Westgrove Air Plaza at 4570 Westgrove Dr. in Addison from Regis Property Management. Bradford SVPs Sharon Friedberg and Melanie Hughes repped the landlord. 
  • Firescope leased 13k SF of flex space in Midway Commons at 3414 Midcourt Rd. in Carrollton from Falcon Southwest. Bradford SVP  Susan Singer repped the landlord. Swearingen Realty Group's Chris Mims repped the tenant.

Stream Realty's Russell Webb and Chad Hennings represented Christian Community Action of Lewisville in a 27k SF  lease at Woodlake Square located at 3050 Josey Lane in Carrollton. United Commercial Realty's Dan Shoevlin and Ryan Tinch repped the landlord, BT Carrollton.

The Hayman Co. and Colliers International completed a 10k SF lease renewal for The Wire Connection. Colliers' Kevin BrookmoleMatt Thompson and Phil Rosenfeld represented Hayman, owners of Union Bower Business Park.

Sales

The Colliers Ownership Advisory Group's Phil RosenfeldMatt Thompson,and Eric Goldberg represented the owner and former occupant, RHR International, in the sale of 17766 Preston Rd. in Dallas in the Georgetown Office Park. This 8k SF single-tenant, two-story office building will be used by an owner/occupier to be named at a later date.

Southwestern Bell Telephone Co. sold an almost 6k SF office building at 321 East 6th St. in Tulsa. CBRE's Mary Martin and Peter Danna represented the seller.

Hillwood sold a portfolio of five primarily residential properties in the Las Vegas market to a JV between Ridgewood Real Estate Partners and Angelo, Gordon & Co. This sale represents more than 1,800 residential lots and land that is already zoned for 759 multifamily units, plus 10 acres for commercial use. Representing Hillwood in the sale was Colliers International Las Vegas SVP Michael Stuart. About $70M in infrastructure is already in place on this collection of properties, which Hillwood purchased as part of a larger portfolio in 2008. Nearly 600 of the residential lots are finished and more than 900 lots are partially completed. The remaining lots are zoned, entitled and ready for lot construction. This assemblage can accommodate single-family and multifamily homes, in addition to retail and commercial uses.

People in the News

Tony Albanese joined Bright Realty and will be responsible for new biz dev and leasing activities for Bright Realty properties and client properties, including more than 300 acres in Kaufman County. He came from Falcon Realty Advisors, where he successfully leased more than 2M SF of shopping center space. He also served as VP for The Weitzman Group, leasing more than 4M SF of retail center space. Tony was recognized in 2006 by the DBJ as a Top 40 Under 40 exec.

New Construction

Innovative Developers will build the 8k SF Granbury Dental Center for Dr. Bruce Baird. The center is at the corner of Highway 377 and Corporate Drive. Dak Hatfield is IDI development manager for the project. Brad Rupay and Casey Herrell will oversee construction. The project is anticipated to be completed by fall 2011.

Accolades

Cowboys Stadium was named the Sports Facility of the Year by the SportsBusiness Journal and SportsBusiness Daily at the 2010 SportsBusiness Awards gala held May 20 at the New York Marriott Marquis. Cowboys Stadium was chosen from four nominees, including Citi Field in Flushing, NY, Staples  Center in LA, and Yankee Stadium in Bronx, NY. HKS Sports & Entertainment Group has won the honor back-to-back, with Lucas Oil Stadium receiving the award in 2009.

The Hope Center project, designed by Good, Fulton & Farrell Architects and built by The Beck Group was included in the list of the  Top 10 projects in Dallas-Fort Worth in the 2010 Topping Out awards. The awards honor the building industry and the collective team members who make projects successful. The proceeds from the program benefit the Arc of Dallas. The Hope Center is a 185k SF facility on a campus that includes lush landscaping and a parking garage. Home to the Hope Center Foundation, the building's many charitable and non-profit tenants work toward the expansion of Christian ministries and ideals throughout the world. The campus is designed to meet green standards and has an environmentally friendly office and conference facility.
