Belgravia Building 70 More Condos in West Loop

Belgravia Group is proposing a condo development on the site of a 62-year-old auto repair shop in the West Loop. If approved, Belgravia would build a six-story, 70-unit building at 1045 W Washington.

Belgravia has found success developing mid-rise condo projects in the West Loop in a market dominated by apartments. CEO Alan Lev told Bisnow in August Belgravia sold over 100 condos in the first four phases of its CA Project in the neighborhood. The Chicago Plan Commission approved selling two parcels in River North to Belgravia, which founder David Ruttenberg said most likely would become condo projects.

The new project would feature three-bedroom, three-bathroom units and list in the high $700k to low $800k range. Groundbreaking would be in 2017 with the project's expected delivery in 2018. The site is across the street from Harpo Studios, which Sterling Bay bought for $32M last year. [DNA]
