Lease Transactions

Arthur J. Rogers & Co's Chris Zannis recently completed three office/warehouse flex space lease transactions within Rogers Business Parke-Elgin:

 

  • Morse Electric, Inc. renewed 8k-SF at 2511 Technology Drive. Zannis represented ownership and Morse Electric was self-represented. 
  • Industrial Carpet Corporation signed a new lease for 3k-SF of industrial space at 2521 Technology Drive. Zannis represented ownership in the lease transaction and Industrial Carpet Corporation was self-represented.
  • Gamenamics, Inc., signed a 3k-SF square foot flex space lease at 2541 Technology Drive. Zannis represented ownership in the transaction and Gamenamics was self-represented.

Morgan Realty Partners' Bill Waliewski has completed two leases within the Westmont Business Park located near the intersection of Ogden and Cass Avenues in Westmont:

  • Ottobock Healthcare,  specializing in products for individuals with physical mobility challenges, leased 3k-SF of space at Oakwood Commons. Located at 764 Burr Oak Drive, Oakwood Commons is a 101k SF, four building incubator industrial complex. Bill represented ownership in the lease negotiations and Ottobock Healthcare was self-represented.
  • Bill also completed a lease to PressMaster  within Oakmont Business Center.  Waliewski represented both parties in the 785 square foot lease transaction.

Jones Lang LaSalle  has been retained by the U.S. Postal Service as exclusive sales agent for the old St. Charles Post Office located at 1405 West Main Street in St. Charles, which is currently serving as the Geneva Carrier Annex.  The 13k-SF, 27-year-old building is being offered at $1.76 million. Leading the Jones Lang LaSalle marketing team is Len Caldeira,  Jeff Gittelman and Conor Mullady. This team is also marketing for sale the main Geneva, Ill Post Office located on Third Street.

Colliers Bennett & Kahnweiler's Thomas C. Condon  and Brian W. Kling, represented Colony Realty Partners in a 160k-SF lease renewal with Field Packaging Group, a corrugated box manufacturer, at 5555 W. 73rd Street in Bedford Park, IL.  This represents a full-building lease. This facility features 10 interior docks, eight exterior docks, and three drive-in doors. Field Packaging Group was represented by Cushman & Wakefield's Sally Macoicz.

Colliers Bennett & Kahnweiler's James R. Estus and  Brian W. Kling, represented owner Falcon Real Estate Investment Trust  in a 106k-SF  lease renewal with Liquid Container L.P. at 1155 Harvester in West Chicago. Liquid Container was represented by Cushman & Wakefield's Britt Casey and  Steve Vanderklok.

Colliers Bennett & Kahnweiler's Brian Kling and Darryl S. Silverman, represented The Affinia Group in a 105k-SF long-term lease renewal at 1510 Frontenac Drive in Naperville, IL. Owner Benderson Developme nt was self-represented.

Colliers Bennett & Kahnweiler's Jeffrey J. Kapcheck and Brian W. Kling, represented All Printing Resources in its 25k-SF renewal at 140 W. Lake Drive in Glendale Heights. Owner AMB Property Corporation was self-represented.

Chicago Industrial Real Estate LLC recently completed two transactions at 3815 S. Ashland Ave. Green Textile, LLC leased 9k-SF. CIRE's Colin Green and Matt Rogatz  represented ownership and Camins Tomasz Kritt's Steve Aaronson  represented the tenant. In addition, Quality Pallet Inc, repped by Colin and Matt, expanded into 8k-SF in the same building.

Appliance Warehouse & Distribution  relocated its operation to the Combined Warehouse building at 4800 S. Central Av. The lease was for 10k-SF. Colin Green  relocated Appliance Warehouse & Distribution to the facility.

Sales

Marcus & Millichap Real Estate Investment Services has retained the exclusive listing for the 122k-SF Panasonic Building in Rolling Meadows. The listing price of $19 million represents $156 PSF and a cap rate of 9.03 percent. Howard Wiese is representing the seller, a local developer. The building is located at 5201 Tollview Road in Rolling Meadows at the intersection of Interstate 90 and Route 53, with frontage on Interstate 90.

Construction

Morgan / Harbour Construction has been selected to complete a 12k-SF project on behalf of the Hinsdale Orthopaedic Group within the S ilver Cross Medical Office Buildin g. The project is located on the Silver Cross Replacement Hospital Campus at 1870 Silver Cross Blvd. (Route 6 and Clinton St.) in New Lenox. Morgan / Harbour will complete two interior suites for the orthopaedic group on the first and second floors of the facility. Morgan / Harbour?s Ben Warriner is leading the construction teams on the Silver Cross Medical Office Building projects. Design Organization Inc. is providing the architectural services. Developer of the facility is H SA's Primecare Division.

Summit Design + Build, LLC, has been selected as general contractor for 809-813 W. Randolph Street, a 20k-SF restoration of an old heavy timber warehouse building that was once home to the local neighborhood grocer. The conversion will include office suites and a restaurant/bar establishment on the ground floor. Zimmerman Weintraub Associates LLC is the owner/developer of the project.

Upon completion, the project will seek a LEED Silver rating for sustainable building. Summit Design + Build?s Mark Heffron  and Phil Larsen, will be responsible for the on-site construction of 809-813 W. Randolph.

Animal Emergency Treatment Center has selected The Dobbins Group to design and build its new emergency and specialty veterinary facility on 3927 West Belmont. The space will include 10k-SF of exam rooms, specialty procedure rooms and a specialized treatment room with surgical suites. AETC will take up the largest suite within the 29k-SF building in The Shops at Shoemaker Square. Other tenants include AT&T, Pockets Restaurant and Cardinal Fitness. Sperry Van Ness' Wayne Kaplan and Adam Napp represented the owner, Dubin Residential in the transaction; Helios Realty's Deena Zimmerman of Helios Realty represented AETC.

CenterPoint Properties got the green light to move forward with a CenterPoint Intermodal Center-Joliet. The agreements were signed in Congresswoman Debbie Halvorson?s Washington office by the U.S. Army and CenterPoint. The 3,900-acre, integrated intermodal center, is a $2 billion private investment. In conjunction with CenterPoint Intermodal Center in Elwood, Will County is home to the largest Inland Port in North America connecting the manufacturing, distribution, and agricultural communities in the Midwest to the global marketplace.

People

Cape Horn Group's Juan DeAngulo  has been named to the board of directors of Hubbard Street Dance Chicago.  Juan manages and acquires properties for Cape Horn and has played key roles in survey and legal work for 55 West Wacker and the LaSalle Wacker.
