In another move to delever its portfolio, First Industrial Real Estate Trust is issuing a public offering of 8.9M shares of its common stock, valued at $11.40 a share.

We snapped reps from First Industrial reporting their results at REIT Week last June. A First Industrial spokesperson said the company will take in about $100M from the stock sale, which will be used for “general corporate purchases, including repayments or repurchases of debt." UBS Securities is the sole book running manager for the stock sale. First Industrial stocks were valued at $23.20 yesterday afternoon.
Finance News

Urban Development Fund, an affiliate of Aries Capital, received an allocation totaling $35M under the New Markets Tax Credit program. This is the organization’s sixth NMTC award, bringing the total allocation dollars received to date to $292.5M. UDF has already used tax credits to renovate the St. Charles Hilton in New Orleans, La. Gran Plaza in Fort Worth, and Roseland Medical Center in Chicago. UDF will provide debt and equity financing at favorable terms to rehab real estate in low-income communities across the country.

Towne Investments acquired a 23k SF truck terminal and office building located in the Kenosha Industrial Park in Kenosha, Wis. Towne Investments will be expanding the property by 7,200 SF. The property serves as the corporate HQ for Expedited Freight Systems. NAI MLG Commercial's Steve Anderson represented the seller. Riley Construction Co and Partners in Design Architectswill provide construction and design services.

Marcus & Millichap's Sean Sharko and Austin Weisenbeck have retained the exclusive listing for a 16k SF Walgreens drugstore in Chicago. The sales price of $13.7M represents $854/SF. The property at 5440 N Clark St in the Andersonville neighborhood is across from a Jewel-Osco.

The Boulder Group's Randy Blankenstein and Jimmy Goodmansold a single-tenant property in St. John, Ind., which is ground leased to Walgreens for $2.7M. The 63k SF parcel is 100% leased on a long-term basis to Walgreens.

Leasing News

Highland Landmark II in Downers Grove, has secured a new lease by Principal Life Insurance Co for 28k SF, and a renewal byMicroSystems for 11k SF. The property is now more than 88% occupied. MB Real Estate's Mark Buth represented Principal Life, with CBRE's David Justh representing Microsystems. Golub's Steve Degodny repped ownership in both transactions.

Paine/Wetzel · ONCOR International completed four industrial lease transactions totaling 115k SF in the Chicago area:

  • Abbott Laboratories renewed a lease on 61k SF lease at 1745 Waukegan Rd within the Amhurst Lake Business Parkin Waukegan. Paine/Wetzel's Whit Heitman, and Sam Badger represented the building owner, Prudential Insurance Co.
  • Flexco leased 32k SF at 20W267 101st St in Lemont. Paine/Wetzel's Jerry Sullivan and Brandon Wright repped the landlord, Manulife Financial and Cushman & Wakefield'sMike Magliano worked on behalf of the tenant. 
  • Nitto Kohki renewed its lease on a 20k SF building located at 4525 Turnberry Dr in Hanover Park. Paine/Wetzel's Hiloh Izumo repped the tenant. The building owner, Northern Builders, was self repped by Matt Grusecki
  • Jonco Die Co leased 2,000 SF at 1707 Quincy Ave in Naperville. Paine/Wetzel's Bill Kerrins represented the tenant, and the landlord, Naper Small Business Park, was represented by Mustang Construction's Linda Helmold.

Construction News

McShane Construction Co completed construction on the Riverdale Senior Apartments assignment on behalf of developer Turnstone Development Corp. The reconstruction and renovation project is located on a one-half acre site at 335 West 138th St in Riverdale. The 52-unit, five-story multifamily project includes a combination of public and affordable housing, encompassing 43 one-bedroom apartments and nine two-bedroom unitsPiekarz Associatesprovided the architectural services.

Leopardo completed Mount Prospect’s new 23k SF fire station. The two-story facility, which is seeking LEED Gold certification, features greywater recycling, high-efficiency heating and air conditioning systems, and use of natural daylight to reduce energy needs. The masonry and steel-constructed building also includes a basement, a three-vehicle bay, living quarters for seven firefighters, and a large training room. Fire Station #14 was designed in accordance with Miami-Dade County building codes, which ensures the ability to withstand hurricane-force weather conditions. Leopardo served as the construction manager, with SRBL as architect.

Reed Construction has been selected to build-out a 20k SF office space for LKQ Corp at 500 W Madison. LKQ is relocating its HQ from 120 N. LaSalle. Reed will complete an interior build-out including millwork, custom architectural metal paneling, and glass and wood panel walls. Reed's Bryan Kreuger is the project exec andJason Gunderson is the project manager. Eastlake Studio is providing the architectural services.

Executive Moves

Daniel Marszewski has joined JC Anderson as project executive, where he will work on large scale construction projects to enhance the firm’s existing service capabilities and attract new business. He has 20 years of experience in the construction industry and was previously employed with Turner Construction as a senior project manager. He has a bachelor's degree from Purdue.
