3 HQ Moves; The Deal Sheet

Chicago's HQ lineup is getting deeper. Here's the latest in office monopoly,

1) ThyssenKrupp

The German steel conglomerate can finally settle into its new Loop digs. Leopardo completed the 25k SF build-out of ThyssenKrupp's US HQ at 111 W Jackson. Leopardo served as general contractor with Harley Ellis Devereaux as architect, JLL as owner's rep, and Kent Consulting as MEP engineer.

On the suburban front, the Midwest health and pension plans of the UFCW is moving its HQ from Park Ridge to a 21k SF space in the Northwest Plaza complex in Rosemont. JLL SVP Rick Benoy repped building ownership, a partnership including Fulcrum Asset Advisors, and CBRE's Jon Springer, Paul Diederich, and Gary Fazzio repped the tenant.

Century Aluminum Co signed a 16k SF lease at One South Wacker in the West Loop, moving its corporate HQ from Monterrey, Calif. JLL managing director Paul Petricca and SVP Melissa Rubenstein repped ownership, Norfolk, Va.-based Harbor Group International, which bought the 1.2M SF tower from TIAA-CREF in December. DTZ's Michael Cello and Tim Lisy repped Century Aluminum.

SALES

Venture One Real Estate sold a 65k SF building at 4909 W 70th Ave in Kenosha to an entity of EMCO Chemical Distributors. EMCO was repped by Lee & Associates' Michael Prost and Sergio Chapa. Paine/Wetzel Associates' Sam Badger, Whit Heitman, and Brad Weiner repped Venture One.

JLL's capital markets group closed the sale and financing of Burnham Center (111 W Washington) on behalf of Harbor Group International. JLL was also hired as exclusive leasing agent and secured acquisition financing for an affiliate of the Shidler Group (Alliance Partners HSP), which bought the 580k SF building for $94.6M. JLL managing directors Bruce Miller and James Postweiler and VP Nooshin Felsenthal brokered the sale; managing director Dave Hendrickson and SVP Keith Largay handled financing; and SVP Monica Moore and associate Craig Coupe will handle leasing of the property.

NelsonHill's Mark and Michael Nelson repped MB Financial and Lincolnwood Plaza I LLC in the $4M sale of the 230k SF Lincolnwood Business Center at 7001 N Central Park in Lincolnwood. Margolin Shoes & Apparel purchased the property and will relocate operations from Chicago into 73k SF of space within the building. KBF Corporate Realty's Mike Wilens repped Margolin.

Jameson Commercial's Phil Gibby and Matt Katsaros repped 625 W Division Condominiums LLC in the $2.8M sale of 625 W Division St, a 37k SF site featuring industrial facilities totaling 35k SF.

NAI Hiffman repped the Wellander family in the sale of 28 acres of land located at the SW corner of Peace Rd and Freed Rd in Sycamore. The buyer, Windmill Farms, plans to use the land for future development. NAI Hiffman SVP Bruce Granger repped the Wellander family.

Kudan Group consultant Jerrod Rosen facilitated the sale of the 4k SF former Pillars Social Cafe at 6800 N Sheridan in Rogers Park. The buyer, Darren Christian, plans to renovate the space and open Ciao Bella Cafe by April 1.

LEASING

Mirvac Industrial Trust signed a new tenant, Samuel, Son & Co, a steel and aluminum distributor, to 64k SF of industrial space at 900 E 103rd St. NAI Hiffman VP Chris Gary repped Mirvac and Colliers' Peter Bourke repped Samuel, Son & Co.

Venture One Real Estate completed two leases at 1355 Holmes Rd in Elgin. Amtec Molded Products leased 40k SF for its plastics molding operation and Abrasive Form leased 43k SF for a manufacturing and distribution facility. Avison Young's Hugh Williams and Annie Koch repped Abrasive Form. NAI Hiffman's Bruce Granger and Adam Marshall repped building owner Venture One in both leases.

Ashley Furniture inked a 32k SF lease at Colonial Plaza in Bloomington. Mid-America Asset Management VPs Katie Hennegan and Barb Kading and leasing rep Samantha Spinell repped the landlord; Feinblum Real Estate's Fred Feinblum repped Ashley.

Lombard-based furniture chain The Room Place signed a 24k SF lease at a former Border's at 2221 Richmond Rd in McHenry. Mid-America Asset Management VP Katie Hennegan repped the landlord; Mass Realty's Bill Mass repped the tenant.

Colliers SVP David Miller repped Industrious, a "hive office" concept, in a 17k SF lease at 320 W Ohio in River North. The company will target users with one to 10 employees to assume license agreements at the property on a month-to-month basis and expects new tenants to move in by June.

ProSource Wholesale Floorcoverings signed a long-term lease extension for 15k SF at 2075-2165 Estes in Elk Grove Village. Dexter Magnetic Technologies also signed a new 10k SF lease at the property. Cushman & Wakefield's Britt Casey and Al Caruana repped Dexter. Sierra Realty Services' Robert DeSalvo repped the building owner, Venture One Real Estate, in both transactions.

Pier 1 Imports signed a 13k SF lease at the Shops at Oak Brook Place in Oak Brook (2155 W 22nd St). Mid-America Asset Management principal Richard Spinell and VP Mary Beth Menelli-Iveljic repped the landlord; Mid-America's Andy Bulson and Mike Phillips repped the tenant.

Italian men's fashion house Brioni will open a 2k SF Chicago location at 12 E Walton, a two-story retail building owned by Mario Tricoci and partners, located across the street from the Waldorf Astoria. Founding members of Baum Realty Group's luxury division, Adam Secher and Janika Brenner, brokered the deal.

Medical device manufacturer Endoplus signed a 10k SF lease at 750 Tower Rd in Mundelein. NAI Hiffman's Steve Sullivan repped the owner, Venture One Real Estate.

Presidio Networked Solutions leased 9k SF within O'Hare Gateway Office Center at 9500 W Bryn Mawr in Rosemont. Paine/Wetzel/TCN Worldwide EVP Les Spinner, associate Joel Houlihan, principal Curt Stanton, and SVP Ryan Bertin repped the building owner, MJH Rosemont LLC. UGL Equis' Josh Robbie and Mary Catherine Williams repped the tenant.

CONSTRUCTION & DEVELOPMENT

ARCO/Murray completed a 33k SF build-out for Regus at the Woodfield Preserve Office Center (10 N Martingale Rd) in Schaumburg. Mike Magee served as project manager and Chris Niedhammer was project executive.

Summit Design + Build was selected for a 15k SF build-out for Neighborhood Housing Services of Chicago at 1279 N Milwaukee Ave. Summit's David Brown will be project manager and Chuck Schmidt will be superintendent. Archideas will provide architectural services and Centrum Properties is the developer.

Fitzgerald Earles Architects and Associates is beginning design and construction documentation on an 11k SF space at The Crossings of Schererville, 833 W Lincoln Hwy in Schererville, Ind., for home care agency Help at Home. Lagestee-Mulder will be general contractor and the project is scheduled for completion in July.

Reed Construction completed the build-out of a new 3k SF FirstMerit Bank branch at 222 N LaSalle. Reed's Bryan Kreuger was project executive and Kyle Fread was project manager. Eastlake Studio provided architectural services.

Leopardo completed demolition of old office furniture and installation of new bench-style furniture at the Chicago office of Red Bull.

ARCO/Murray completed a tenant build-out for ERASE, a medical practice specializing in laser tattoo removal, at Oak Brook Promenade (3011 Butterfield Rd) in Oak Brook. John Cummins was project manager and Chris Niedhammer served as project executive.

EXECUTIVE MOVES

Morgante Wilson Architects promoted John Leonard, K Tyler, and Mike Shively to associate principal from associate. John joined the firm in 2001 and was previously project manager at Pappageorge Haymes Partners. K joined in 2007 and was previously senior merchandise manager for Baker Furniture. Mike joined in 2004 after receiving a Master's degree in architecture from the University of New Mexico.

Entre Commercial Realty hired Mark Deady as part of its north and northwest suburban market team, focusing on the sale and leasing of industrial, office, and land product. Mark was previously with CTK Chicago Partners and received a BS in business administration from U of I.

Goettsch Partners promoted Patrick Loughran and Travis Soberg to principal. Patrick is a senior project architect in the firm with 24 years of experience, and is licensed as both an architect and an engineer. Travis has 18 years of experience and is also a senior project architect and the firm's director of sustainable design.

AWARDS

The Chicago chapter of the Society of Industrial and Office Realtors recently presented its 11th annual chapter awards. The Chicago chapter completed 154 cooperative transactions from 62 members and 11 platinum sponsors totaling $920M, comprising 32M SF, and including 415 acres of land.
