The BTS Comeback

The BTS Comeback
The BCS college football rankings still confuse the heck out of us. But BTS, aka build-to-suit, has a clear path forward. Lenders  are making  loans for income-producing properties; of course, it helps if your project has a creditworthy tenant  eager to move in, according to Horack Talley real estate attorney Cheryl Steele.

Developers are champing at the bit, too. For example, Cheryl's firm is looking at rental opportunities for its future space needs, and ?we have been approached by several developers offering various office and mixed-use build-to-suit opportunities surrounding the uptown market.? As vacancy rates decrease uptown, the need for BTS will increase for office space surrounding the  CBD, since it's still difficult to find financing for a new office tower, Cheryl adds. Developers are constructing build-to-suit sites for retailers such as Family Dollar, Dollar General, 7-Eleven, and Walgreen?s, "and that development should increase in 2013,? she says. Side note: congrats to Cheryl, recently included by her peers in The Best Lawyers in America.
