Flexible Lab Provider Leases Entire Third Floor Of Redeveloped Cambridge Mall

New England Development's CambridgeSide mall redevelopment has landed a flex lab provider to open a major new facility.

SmartLabs, a company that specializes in laboratory as a service, signed a lease for 140K SF at 100 CambridgeSide. The deal is one the largest life sciences leases signed in the region in recent months, the Boston Business Journal reported.

“We are excited to bring our advanced capabilities to CambridgeSide and to expand our national network of labs and manufacturing centers that will scale up and scale out personalized medicine and other novel therapies,” Amrit Chaudhuri, CEO and co-founder of SmartLabs, said in a statement.

SmartLabs builds and operates custom laboratory space that can accommodate companies ranging from as few as 10 employees to more than 100.

The company leased the entire third level at the redeveloped mall, which had originally been planned as offices before the developer pivoted to life sciences as the office landscape began to change, the Boston Business Journal reported.

SmartLabs has five locations in Greater Boston, including Boston Landing, the Seaport District, Cambridgeport and Kendall Square, plus other locations in San Francisco and Philadelphia. The new location is the largest in its portfolio and is expected to open in late 2024.

New England Development and an affiliate of UBS are also working on another life sciences facility as part of the mall redevelopment. The 10-story, 365K SF project known as 20 CambridgeSide is expected to open later this year, according to the press release.

New England Development proposed the 140K SF renovation at 100 CambridgeSide in 2019. Once completed, the CambridgeSide project will consist of six interconnected buildings with 2M SF of retail, lab, office and residential uses.
