Pantzer Properties has acquired the 300-unit, Class-A apartment community at 1901 West St in Annapolis from an institutional investor. (Best amenity: the built-in protection from the 4,400 midshipmen just down the road.)

Jason Pantzer (whom we snapped with colleague Jordan Pantzer in their NYC office) tells us the property will be renamed The Point at Annapolis; Bozzuto had been property manager, but Pantzer?s Panco Management will take over. Pantzer acquired almost $600M worth of properties last year, including the 2,850-unit Magazine portfolio across suburban DC, 308 units in Laurel now called The Point at Laurel Lakes, and the B note on DC?s 190-unit Ellington. It also owns Laurel?s FoxFire Apartment Community.

Jason says Fort Meade has helped demand in the area between DC and Baltimore, and Annapolis is simply a beautiful place to live, especially for dual-commuting (DC and Baltimore) households. HFF?s Alan Davis, Dave Nachison, and Brenden Flood brokered the deal on 1901 West St (above), and their colleagues Cary Abod and Calvin Jones arranged the financing with Freddie Mac.
