The nation's third-most-active multifamily developer is taking on a new project on Atlanta's Westside.

special administrative permit was filed with the city this month for a new, mixed-use development atop a three-level parking deck at 576 Northside Drive. The project would be dubbed Modera Westside; Mill Creek Residential develops the Modera brand, which has nine other communities in Atlanta, including Modera Decatur, Modera Midtown and Modera Reynoldstown.

The application was filed by civil engineer Connor Galloway with the design and engineering consulting firm Kimley-Horn & Associates, which didn't reply to calls seeking comment as of press time. Calls to Mill Creek also were not immediately returned.

Developers file SAPs when proposing projects within the city's BeltLine overlay district. The property is currently owned by the Atlanta Gaslight Co., according to the permits. JLL was marketing the 2.4-acre property, at the intersection of Northside Drive and North Avenue, for sale last year. The property is now listed as under contract.

It is unclear how many units Boca Raton, Florida-based Mill Creek plans to develop at the property, which is a block from the Trap Music Museum, but the project would include commercial space, a rooftop pool, a clubhouse and "amenity courtyards," according to the filing.
