Brookfield Signs First Big Tenant at M Street Redevelopment

Brookfield Property Partners' plan to attract law firms with its spec redevelopment of 2001 M St is paying off. Bracewell & Giuliani, Brookfield's first high-visibility tenant, has signed on for 50k SF on one and a half floors. Bracewell will be moved to the new 10-story, 285k SF building from 2000 K St NW in spring 2016. Brookfield launched the redevelopment because so few new office projects are set to deliver in 2016 to 2017 while a large pool of law firm's leases are set to expire in that time frame, the Washington Business Journal reports. The building, designed by Lehman Smith McLeish, has an additional floor, and 56k additional square feet. It also features more efficient footprints, more standard office sizes and more open layouts. The top two floors have taller 11-foot-plus ceilings, and amenities include a rooftop terrace, fitness center, bike room, and a lounge with WiFi and a large-screen TV. [WBJ]
