Deloitte Begins Move to Bay Adelaide East

The podium and floors two through 19 of brand-new Bay Adelaide East have been turned over to anchor Deloitte for fit-out, as construction on the 44-storey tower at Yonge and Adelaide approaches completion. The curtain wall of the building—with 1M SF of office space and a podium occupying an entire block—has been installed up to level 43, and mechanical and electrical work is nearly done, Brookfield Canada Office Properties said in an update. Bay Adelaide East is 69% pre-leased and on target for a late 2015 completion. Deloitte is taking 420k SF; law firm BLG is leasing 165k SF.

Over at Bay Adelaide West, the slightly taller sister tower, Brookfield inked a boatload of new leases in Q1. Law firm Filion Wakely Thorup Angeletti signed a 15-year deal for 23k SF; IRESS Holdings did a five-year deal for 11k SF; as did Trisura Guarantee Investment Co. Additional signings at Queen’s Quay Terminal (a six-year new lease with Wind Mobile for 15k SF) and 2 Queen St E (a 25k SF renewal with Air Canada) contributed to Brookfield leasing 277k SF of office space during Q1, bringing its occupancy rate to 95% (national average is 90.5%).
