Beyond its desirable location, each floor plate is adaptive and spans roughly 15K SF. The building’s modern facade includes floor-to-ceiling windows, and tenants on each floor have 9-foot ceiling heights and expansive city views.

Washington, D.C.’s Golden Triangle Business Improvement District spans 44 city blocks in the center of downtown. Set in the heart of the triangle, 1050 17th Street is mere blocks from restaurants, hotels and attractions such as the White House and the National Mall, making it one of the best locations in the district, said Joe Coleman, senior vice president at CBRE.

"Located on the block adjacent to Farragut Square Park and just three and a half blocks north of the White House, 1050 17th is a true gem in the heart of downtown D.C.," said Randy Harrell, vice chairman at CBRE.

Harrell said the property is surrounded by some of the city’s most iconic luxury hotels, including The Hay-Adams, The St. Regis Washington, D.C., and The Mayflower Hotel.

Dining options abound, Harrell said, from white tablecloth favorites such as Morton’s The Steakhouse, P.J. Clarke’s and McCormick & Schmick’s to a wide array of convenient fast-casual spots, including Pret A Manger, Starbucks and Joe & the Juice — all just a short walk from 1050 17th Street.

The Golden Triangle boasts more than 75,000 daily visitors, and 1050 17th Street's location is proximate to the DuPont Circle neighborhood, home to D.C.’s highest concentration of young residents. The median age for those living in this area is 34 years old, with the average household income coming in at nearly $180K annually, making it one of the highest-income areas in the region. The building is within one block of Farragut North and Farragut West metro stations, serving the red, silver, orange and blue train lines.

About The Market

Washington, D.C.’s office market closed 2025 with 7.2M SF in annual leasing activity. This is on par with the annual total of 2024, showing signs of stabilization after a pandemic-induced blow.

Trophy office assets continue to outshine the other asset classes, with a vacancy rate of just 10.7% at the end of Q4 2025. This is much lower than the average vacancy rate across the city of 22.5%.

Today’s tenants want spaces that are ideally located and offer their workforce a wide array of amenities, catering to an active and healthy lifestyle, said Lara Nealon, first vice president at CBRE.
