Post-Renovation, Tenants Flock To Signature Exchange Complex

Signature Exchange In Far North Dallas

Signature Exchange, a 10-acre Class-A office complex along Preston Road in the Far North Dallas submarket, is seeing a burst of leasing activity following a $6M renovation.

Corporate users are responding positively to the project’s robust walkable amenities, ample garage parking and convenient Preston Road address.

Multimillion-Dollar Redevelopment

Improvements by America’s Capital Partners, which acquired the property in 2015, include a new tenant WiFi lounge, conference center, fitness center, deli, elevator system and upgraded lobbies, restrooms and common areas. Other enhancements include high-end speculative suites that are move-in ready and range from 1,200 SF to 5K SF.

The 458K SF complex features an 11-story North Tower and an eight-story South Tower, connected by an amenity hub. Signature Exchange provides in-house property management, 24-hour manned security, executive parking below the building and an attached four-story garage. Floor plates in the complex, which average approximately 25K SF, provide views and space-planning efficiencies.

Easy Access, Walkable Amenities

On Preston Road just east of the Dallas North Tollway and north of the Lyndon B. Johnson Freeway, Signature Exchange provides immediate access to a deep base of all levels of employees, Cushman & Wakefield Executive Managing Director Chris Taylor said. Taylor oversees leasing of the complex alongside two Cushman & Wakefield colleagues, Senior Director John Fancher and Associate Doug Jones.

The location puts tenants within 15 minutes of Frisco/Legacy, Uptown and Downtown Dallas. Addison Airport and Dallas Love Field are also nearby, with the Dallas/Fort Worth International Airport 25 minutes away.

Signature Exchange tenants have access to a wide variety of dining, retail and service amenities. Within walking distance are two banks, a Trader Joe’s and a Tom Thumb grocery store. There are also 10 restaurants, including local favorites Snappy Salads, Chick-fil-A, Dickey’s BBQ, Einstein Bros. Bagels, Boston Market and Torchy’s Tacos.

Also nearby is Addison’s Restaurant Row, which features one of the highest concentrations of eateries in Dallas-Fort Worth, including midrange and fine dining options.

Leasing Momentum

The combination of a new office environment with multiple on-site and walkable amenities has resulted in a flurry of recent leases at Signature Exchange. Several new corporate tenants have signed leases and interest remains strong, Fancher said.

“The sponsorship of America’s Capital Partners has created a new office environment that provides tenants with the tools necessary to attract and keep their employees,” he said. “The new amenities both inside and outside of the property, combined with the walkable restaurants adjacent to the building, all provided at a very attractive economic package, has resulted in our high volume of new leasing at the property.”

With the occupancy rate approaching 90%, about 60K SF remains available at Signature Exchange. Options range from 1,500 SF speculative suites to half-floor and full-floor opportunities. The largest contiguous block totals approximately 25K SF.
