Corporate Tenants Moving To Kennesaw Will Have Fresh Leasing Opportunities In 2018

In Kennesaw, Georgia, low office vacancy rates and corporate tenants’ tendencies to lease for long terms have made it difficult for companies to find space in the Atlanta submarket.

America’s Capital Partners-owned TownPark Ravine Office Park, which is 20 minutes from Downtown Atlanta and one mile from Town Center at Cobb Mall, has historically had a relatively static tenant base, but with a few sizable leases expiring next year, it will be able to offer over 20K SF across three buildings.

“As infrequent as it is for tenants in this submarket not to extend or renew their leases, some tenant office consolidations have created an opportunity for those who have previously been unable to find suitable space for their office needs,” said Taylor & Mathis Senior Vice President Kerry O’Brien, who handles leasing at the property.

The rapidly growing Kennesaw State University caters to companies’ R&D and hiring needs, while the local demographic’s affluence make its residential communities, like East Cobb, Marietta, Acworth, Canton, Woodstock, Roswell, Cartersville and Vinings, highly appealing places to live.

TownPark’s four-story, 101K SF Ravine Three has 10K SF available for lease Feb. 1. The open floor plan suite has exceptional views of the Kennesaw Mountain and the new tenant will have the option of purchasing the existing modular furniture. TownPark’s six-story, 133K SF Ravine Two has 8K SF available Aug. 1, 2018. Another mostly open floor plan, the top-floor suite has panoramic views with an exceptional private conference room and break room.

According to O’Brien, tenants in a number of smaller suites have leases that expire in 2018, and because they have not made firm commitments to renew or extend, smaller firms looking to move to Kennesaw may have some attractive new opportunities.
