Rendering Of Lennar's Warm Springs Project In Fremont

Lennar’s proposed rental housing project near the future Warm Springs BART station in Fremont headed to the city’s zoning administrator for approval earlier this week. The 966-unit development will offer 13,100 SF of retail across three buildings ranging from 55 feet to 63 feet tall and wrap around an interior 1,786-space parking garage, reports the Silicon Valley Business Journal.

The housing project is part of Lennar’s 111-acre mixed-use megaproject (above) that will be in the 800-acre industrial-focused Innovation District. Phase 1, 385 for-sale houses on 18.5 acres, was previously approved this year and is expected to be completed by 2021. The entire development will include 2,214 units and 1.4M SF of commercial and industrial space and is expected to be completed by 2026.

Other developments in the area include 290 units of affordable housing from St. Anton Communities (approved last year); a 28.7-acre site to be developed by Valley Oak Partners into 785 units, 325k SF of office, R&D and a hotel; and Town Brothers’ 34-acre site approved for 1,000 units of market-rate apartments, affordable housing, and for-sale condos and townhouses.
