Orton Development’s 280K SF Historic Pier 70 is now fully leased. Gusto, an employee benefits company, just finalized a 10-year lease for 50K SF at the property, the San Francisco Business Times reports. Gusto will be moving from its South of Market office at 500 Third St. into the new office at 113 20th St. next summer. The company’s new lease is about double its current lease in SoMa. Gusto expects to increase its San Francisco workforce to over 400 employees within the next few years.

Gusto’s new office will be in a former machine shop. The base-building renovation and rehab, completed by Marcy Wong Donn Logan Architects, will include a mezzanine floor that wraps around an atrium. From this atrium space, Gensler is creating a “living room” for the office. Gensler plans to use furnitecture, movable office pieces, to provide conference rooms and workspaces in what will be a wide-open office.

Orton Development’s $120M redevelopment of the historic pier is expected to deliver in 2018 after two years of construction. Other tenants on the property include Otto, Restoration Hardware, Tea Collection and Obscura Digital.
