Space In Oakland Snapped Up Left and Right

Another big chunk of Oakland office space is apparently off the market. CM Commercial principal Matt Currie wouldn’t say which company is subleasing nearly 50k SF at 2100 Franklin because the deal isn’t done yet, but he reports terms have been agreed to. The purported Oakland-based tech tenant will take the top two floors of Class-A sublease space through the balance of the term (2020). The space came up for grabs this summer because the East Coast parent company of tenant Cerexa Pharmaceuticals was right sizing. The LEED Gold, nine-story building (above) sits two blocks from Lake Merritt and 19th Street BART.

Matt also just moved a Series B tech firm from downtown Berkeley to downtown Oakland at 360 22nd. Captricity, an enterprise data software group growing like crazy, nabbed the top 8k SF floor under a direct lease. It's got a rooftop deck (pictured) and killer views of downtown Oakland and S.F. skylines. The space never even hit the market, says Matt, and the timing was great because rates are quickly rising. It's also of one of the rare office spaces with an exclusive outdoor deck in Oakland, says Matt. He's also marketing a 12k SF development site, now a temporarily leased parking lot, at 1225 Webster, two blocks from Oakland’s City Center/12th Street BART station. The site can’t quite accommodate a large tower due to its size but is still getting a lot of interest from developers looking at midsized projects. Being offered at $2.2M, the site isn't entitled yet, but is zoned for a high-density use.
