Illumina Inks 10-Year Deal For Entire i3 Campus

Illumina's New I3 Campus

Illumina, a provider of genome sequencing equipment and array-based solutions for genetic analysis, has inked a 10-year lease deal for BioMed Realty’s entire i3 campus, which has more than 316k SF of flex office and R&D space. The project is under construction with completion slated for summer 2017. JLL’s Grant Schoneman and Chad Urie repped BioMed Realty in the transaction. Steve Rosetta of Cushman & Wakefield repped Illumina.

Designed by Perkins+Will, the three-building campus at 4775-4785 Executive Dr in UTC is a connected, collaborative environment. The project provides Illumina space by its new HQ campus at 5200 Illumina Way in La Jolla. The i3 campus features 100k SF customizable buildings with indoor and outdoor amenities, fuel-cell energy generation and operable windows, and is expected to surpass LEED Platinum certification requirements.

This is Illumina’s third build-to-suit lease agreement with BioMed Realty over the past 15 months, which included the 360k SF Lincoln Centre in Foster City, CA, and the 155k SF Granta Park in Cambridge, UK. BioMed Realty's UTC portfolio includes its Axiom campus, formerly known as Towne Centre Technology Park. The developer is renovating the Axiom campus and the adjacent UTC Campus @ Towne Centre, acquired earlier this month.
