MULTIFAMILY CAPPING CAPS

| It came as no surprise when Cushman & Wakefield's Karen Imantold us multifamily sales are commanding the lowest caps at this point in the cycle. In fact, Karen says she's seeing apartments trade at sub-6 caps in our area. Still, it's a bifurcated market, with highly secured retail and multfamily attracting the largest pool of bidders. Most recently, Karen sold a note on Parkview Tower (above) for its sponsor, Keystone Property, and the Colonial Commons shopping center in Harrisburg on behalf of Centro. Karen says she expects to see more CRE product hit the market. “I think you're starting to see a certain group of generational owners testing the waters,†she says. |
