Streetsense Is Driving The Retail Component At Three Of DC's Biggest Developments

Experience-focused retail design and strategy firm Streetsense has a lot on its plate these days.

Streetsense’s partners (snapped above, left to right: Brian Taff, Jeff Pollak, Herb Heiserman, Ira Starr, Guy Silverman, Marc Ratner, Eric Burka, Bruce Leonard, Gabby Rojchin and Roberto Sablayrolles) are currently hard at work on some of the biggest developments in the Washington, DC, pipeline right now.

For starters, there’s Tysons Galleria, where Streetsense is working with GGP and chef Mike Isabella to design a massive food court project called Isabella Eatery.

The end result will be a 41k SF dining hall with 10 different restaurant concepts. Streetsense was contracted by GGP to “reinvent the food experience on the entire third floor,” a spokesperson says. 

Streetsense managing principal Bruce Leonard says the project will push the bounds of what’s been previously attempted with retail concepts.

“The renovation of the Tysons II Mall reflects the changing landscape of retail, where place and experience are becoming critical to a project’s success and sustainability,” Bruce says. “Streetsense has been working hard with the client team and Mike Isabella to replace the food court with a cool and inviting dining destination.”

Then there’s The Wharf, “one of the most significant mixed-use developments under construction in the country,” Bruce says.

Headed by Madison Marquette and PN Hoffman, the 19-acre, $2B mega-project is arguably the biggest private development in DC’s history. Phase 1 alone—which delivers next year—will feature three hotels, two office buildings, 675 rental units in two apartment buildings, 112 luxury condos, a 6,000-seat concert hall and 150k SF of retail.

Streetsense has been advising the JV, Hoffman-Madison Waterfront, and helping to develop the concept and merchandising strategy for the project’s overhaul of the nearly 200-year-old Fish Market next to the site.

“Streetsense is very excited about helping to shape the project's retail experience and assisting the development team in creating a vibrant and dynamic 24/7 waterfront neighborhood,” Bruce says.

In addition to those two, Streetsense is also the master retail planner for Phase 1 of Potomac Yard, another DC project that’s nothing to sneeze at. The firm continues to grow, and now has two offices in the DC area: its headquarters in Bethesda and a new office in Shaw's Blagden Alley.
