Lidl, Onelife Fitness To Occupy 84K SF In Donohoe Redevelopment

The season of ICSC announcements has brought news of major retail tenants at a large Northwest D.C. redevelopment project.

Lidl and Onelife Fitness both announced plans to open locations in the redevelopment of former Fannie Mae offices at 4000 Wisconsin Ave. NW, led by Donohoe Cos. and Apartment Investment and Management Co. Onelife Fitness has agreed to open a 55K SF facility at the project, dubbed Upton Place, and Lidl is set to occupy 29K SF.

Lidl plans to open by winter of next year, according to a spokesperson for the Washington DC Economic Partnership. Officials from the WDCEP are currently attending ICSC's annual retail conference in Las Vegas, where retailers rub elbows with city officials and, as is the case this year, make announcements about major new leases.

"We are excited that Lidl has committed to be a part of the District’s expanding grocery industry,” said Keith Sellars, president and CEO of WDCEP, in a statement. “WDCEP has collaborated with our partners including the City and private investors for over two decades to achieve the best level of grocery diversity and offerings throughout the city.”

The mixed-use project currently under construction will bring 689 residential units and more than 100K SF of retail in total, according to a press release.

This will be the third Lidl store in D.C. proper; the grocer is also building a 27K SF space on the ground floor of DC USA in Columbia Heights, and a 29K SF location in Skyland Town Center is expected to open later this year.

The Lidl at Upton Place will also have competition from other grocers nearby, including Wegmans, which is scheduled to open its City Ridge location next door in July.

Onelife Fitness has several locations in the D.C. area, including in Fort Totten, Arlington and Alexandria. Its location will replace a Sport & Health location owned by the same parent company, McLean-based US Fitness, that previously leased space in the building.
