Top DC Rents: Another View

A couple of weeks ago, we published what public sources show as the highest commercial rents in the city. Our astute friends at Savills Studley responded that our facts were not the whole story: that while it may be these are the highest full-service rents listed, many buildings list only their net rents, and you have to gross up the numbers by $27 to $30 for operating expenses and taxes. Savills Studley has done us the favor of creating a new list accordingly, and it’s quite a different result:

Base rent: Mid-60s. Full service equivalent: Low 90s.

2. 900 16th St NW.

Base rent: $61.25. Full service equivalent: $88.25 to $91.25.

3. 900 G St NW

Base rent: $58.50. Full service equivalent: $85.50 to $88.50.

4. 801 Pennsylvania Ave NW.

Base rent: $58. Full service equivalent: $85 to $88.

5 (tie). 325 7th St NW.

Base rent: $55.50. Full service equivalent: $82.50 to $85.50.

5 (tie). 800 10th St NW.

Base rent: $55.50. Full service equivalent: $82.50 to $85.50.

7. 1625 Eye St NW.

Base rent: $54. Full service equivalent: $81 to $84.

8. 701 Pennsylvania Ave NW.

Base rent: $53.50. Full service equivalent: $80.50 to $83.50.

9 (tie). 1200 17th St NW.

Base rent: $53. Full service equivalent: $80 to $83.

9 (tie). 2099 Pennsylvania NW.

Base rent: $53. Full service equivalent: $80 to $83.
